Young, Surveyor, Riverhead, N.Y., dated March 1931, and filed in the office of the Clerk of the County of Suffolk on July 2nd, 1931, under Map File No. 7429 and which said part of said lot 1s bounded and described as fol- lows, -being the westerly 42 feet thereof: BEGINNING at a point in the southerly line of Peconlo Bay Boulevard said point being the northeasterly corner of the premises about to be described, where the same Intersects the northwesterly comer of pre- mises conveyed to William B. Reeve by the Havatone Realty Corporation by deed dated August 12th, 1931; and running thence southerly or south- easterly in a straight line a distance of 150 feet more or less to a Point in the southerly line of lot No. 19, which point forma the point of intersection of the southeasterly corner of the premises hereby con- veyed and the southwesterly corner of premises previously conveyed to William B. Reeve by another deed; running thence westerly along the Lake &_then& northeasterly, said last two courses being along the Lake and Creek as the same winds and bends to a point In the southerly line of Pecoalc Bay Boulevard; and running thence easterly along said Peeonio Bay Boulevard a distance of 42 feet more or less to the point or place of beginning. PARCEL II: All that certain plot, place or parcel of land, situate, lying and being at or near Laurel; Suffolk County, New York, being a part of lot #19 as shown on a certain map entitled •Map of Edgemere Parka at Laurel, L.I. N.Y., D.R. Young9 Surveyor, Riverhead, New York dated March 1931 and filed 1n the Office of the Clerk of the County of II Suffolk July 2, 1931, under map file #742, being the easterly or north- erly 50 feet thereof. The aforesaid premises are more particularly bounded and described as follows:- BEGINNING at a point in the southerly line of Peoonl0 Bay Boulevard- where said point intersects the westerlyline of Edgemere from Avenue as laid out on the aforesaid map, and running thence from acid point of beginning in a southerly direction along the said westerly aide or line of Edgemere Avenue, a distance of 150 feet more or less to the South- easterly corner of said lot No. 19 as laid down on said map; running thence In a general westerly direction along the shore line of the lake as shown thereon, a distance of 50 feet; thence running northerly or northwesterly a distance of 15Q feet more or less to a point 1n the southerly side or line ofPeconlc Bay Boulevard which said point shall be distant 50 feet westerly from the point ng thence when measured along said Peconlc Bay Boulevard, and running thence easterly along said Boulevard, a distance of 50 feet to the point or place of beginning. TOGETHER with all the right, title and interest of the parties of the first part of, in and to the beach and the lands under the waters of the aforementioned Lake and Creek in front of and adjacent to said pre- mises. TOGETHER with a perpetual right of way over Edgemere Avenue as laid-out on the aforesaid map for ingress and egress to Peconic Bay and Peoonic Bay Boulevard, and together with the perpetual right to use the beach on Peconlc Bay at the foot of Fdgemere Avenue. SUBJECT to any state of facts an accurate survey would show provided same does not render title unmarketable. SUBJECT to covenants and restrictions of record which are not violated by the existing structures on the premises, or the use thereof. PARCEL I being the same premises conveyed to Helen Yengel, one of the parties of the first part herein by deed from John'J. Roe, Jr. and Elaine F Roe dated May 7, 1938 recorded May 12, 1938 in Liber 1981 cp 128. PARCEL II.being the same premises conveyed to Maxwell F. Yengel,. one of the parties of the first part herein by deed from Frederick G. Buswell and wife dated Sept. 20, 1945 recorded Nov. 14, 1945 in Liber 2504 ep 236 TOGETHER with all right, title and interest of the parties of the first part in and to the land lying in the bed of the streets adjacent to the premises above described.
