THIS INDENTURE,made the 28th day of December +nineteen hundred and sixty.
BETWEEN ALBERT J. COSA and LILLIAN COSA, his wife, both residing

WITNESSETH,that the party of the first part,in consideration of Ten Dollars and other valuable consideration
paid by the part,,of the second part,does hereby grant and release unto the party of the second part,the heirs
or successors and assigns of the party of the second part forever,
ALL that certain plot,piece or parcel of land,with the buildings and improvements thereon ereeted,situate,
lying and being kDdw near Mattituck, in the Town of Southold, County of
Suffolk and State of New York, more particularly bounded and described
as follows:
BEGINNING at a stake set in the easterly line of a right of way 15
feet in width distant 100 feet southerly as measured along said
.p easterly Line of said right of way from a stake set in the southerly
b line of Peconic Bay Boulevard which said last mentioned stake is
a distant 155.15 feet easterly as measured along said southerly line
o z of Peconic Bay Boulevard from a concrete monument set at the corner
.gym lto formed by the intersection of the southerly Line of Peconic Bay
Boulevard with the easterly line of Sigsbee Road; from said point,
of beginning running thence North 67 degrees 04 minutes 00 seconds
East along other land of Edward G. Abitz 111.59 feet to a point in
the westerly line of a right of way 10 feet in width; thence running
South 20 degrees 23 minutes 00 seconds East along the westerly line
of said right of way 10 feet in width 90.02 feet to land now or
formerly of Albert J. Cusa and Lillian Cuss, his wife; thence running
South 67 degrees 04 minutes 00 seconds West along said last mentioned
land and along land of Samuel A. Main and Eva M. Main, his wife, 111.17
feet to a stake; thence running North 20 degrees 39 minutes 10 seconds
West along the easterly line of the above mentioned right of way 15
feet in width 90 feet to tbepoint of place of beginning.
TOGETHER with a right of way in common with others to whom such right
has been or hereafter may be conveyed by Edward G. Abitz over a strip
of land 15 feet in width, the easterly line of which begins at the
southwesterly corner of the premises bereinabove described and runs

North 20 degrees 39 minutes 10 seconds West 190 feet to Peconic Bay
Boulevard. The westerly line of said 15 foot right of way is
parallel with and 15 feet westerly from the above described easterly
line thereof measured at right angles thereto.
TOGETHER with a right of way for ingress and egress to and from -
Peconic Bay Boulevard and Great Peconic Bay over a strip of land 10
feet in width adjoining on the east of the premises first hereinabove
described which right of way is more particularly described in a
right of way agreement between Anna M. Baum and William F. Abitz
recorded in Suffolk County Clerk's office in Liber 3344 of deeds
at page 328.
BEING the same premises conveyed to the parties of the first part by
1 deed from Daniel J. Mabony and Mary A. Mabony, his wife, dated May
26, 1958 and recorded in the office of the Clerk of the County of
Suffolk on June 3, 1958 in Liber 4467 of Conveyances atpage308.
SUBJECT to existing mortgage of record in favor of Philip A. Zoller,
originally in the principal sum of $10,000.00, as reduced.
