TOGETHER WITH all the right, title and interest of the party of the first part of, in and to Peconic Bay Boulevard adjoining the premises on the North to the center line thereof, i ALSO TOGETHER WITH all the right, title and interest of the party of the first part of, in and to the Peconic Bay Beach in front of the premises on the South and all Riparian rights the party of the first part may have in and to Peconic Bay. BEING AND INTENDED TO BE the same premises conveyed to Mary F. Brown and Charlotte B. Adams as joint tenants and not as tenants in common, by Deed from Mary F. Brown and Charlotte B. Adams, dated March 31, 1951 and recorded in the office of the Clerk of Suffolk County, New York in Liber 3198 of Conveyances at Page 528 on the 2nd day of April, 1951. It is the intention of the party of the first part to vest in the party of the second part the fee simple absolute title to the premises herein described.
