Wasson intersects Wendy Drive and which 6 point is distant northwesterly 65 feet from the Northerly end of a curve connecting the Westerly side of Wendy Drive with the Northerly side of Peconic Bay Boulevard; running thence along said land of Wasson, South 69 degrees, 41 minutes, 00 seconds West 125 feet to land now or formerly of Z. M. Woodhull; thence along said land of Woodhull, North 20 degrees 19 minutes 00 seconds West 159 . 95 feet to land of Michael and Catherine Rogers; thence along said land of Rogers, s t North 69 degrees 41 minutes 00 seconds East 126. 78 feet to the West- erly side of Wendy Drive: (1) along the arc of a curve bearing to the left having a radius of 73. 46 feet a distance of 16 . 16 feet (2) South 20 degrees 19 minutes 00 seconds East 143. 93 feet to the point or place of BEGINNING. SUBJECT AND TOGETHER with the rights of others to an easement over and on .Wendy Drive, a private road for access in and to Peconic Bay Boulevard, which said private road is more particularly described on a map duly filed in the Office of the Clerk of the Town of Southold, under Minor Sub-Division Map No.- 4, on July 18th, 1968. BEING THE SAME PREMISES conveyed to the parties of the first part by Deed dated November 6th, 1969 , and recorded in the Office of the Clerk of the County of Suffolk, on November 13th, 1969 , in Liber 6657 of i Conveyances at Page 98. AND the party of the first part covenants that the party of the first part has not done or suffered anything whereby the said premises have been encumbered in any way whatever, except as aforesaid AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the first part will receive the consideration for this conveyance and will hold the right to receive such consid- eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply the same first to the payment of the cost of the improvement before using any part of the total of the same for any other purpose.
