Joint Tenants with the Right of Survivorship, parties of the second part,
WITNESSETH, that the party of the first part, in consideration of
Ten Dollars and other valuable consideration paid by the parties of the second
part, does hereby grant and release unto the parties of the second part the
heirs or auccesoors and assigns of the parties of the second part, forever,
ALL that certain plot, piece or parcel of land, with the buildings
and improvements thereon erected, situate, lying and being at Laurel, in
the Town of Southhold, County of Suffolk and State of Naw York, and being
portions of Lots No. 1 and No. 2 on a certain sap entitled 'Map of Property
of Ravatone Realty Corporation, Laurel, L.I., N.Y. Dudley Park" made and
surveyed in May 1927 by Daniel R. :Young, Surveyor, Riverhead, N.Y. and filed
in the Suffolk County Clerk's Office September 17th, 1928 under Map No. 212
and being more particularly bounded and described as follows:
COMMENCING at a monument set at the point of intersection of the
southerly line of Peconic Bay Boulevard and the easterly line of lands now
or formerly of H. Spedick and running thence North 48 degrees 58 minutes East
along the southerly line of said Boulevard 103.67 feet to a monument and
lands now or formerly of Vera J. Lutz; thence running South 17 degrees 30
minutes East along said lands now or formerly of Vera J. Lutz, 233.72 feet
to a point; thence Southwesterly on a curve to the right having a radius of
10.0 feet, a distance of 15.57 feet to a point; thence running South 71 degrees
42 minutes West still along other lands now or formerly of Vera J. Lutz,
73.84 feet to a point; thence running South 17 degrees 53 minutes East still
along ocher lands now or formerly of Vera J. Lutz 293 feet, more or less, to
Peconic Bay; thence running southwe@Carly along Peconic Bay a distance of 10
feet or more to lands now or formerly of H. Spedick; thence running North 17
degrees 53 minutes West along lands last mentionsd 293.59 feet to a point and
thence continuing North 17 degrees 53 minutes West along said lands last
mentioned 203.49 feet to a monument at the point or place of beginning.
TOGETHER with the right, which shall run with the land, to use an
additional portion of the beach approximately 15 feet in width, which
additional portion taken together with the ten foot strip of beach included
in the above described premises comprises a parcel bounded and described as
follows:
COMMENCING at the point of intersection of the easterly line of the
premises above described and the southerly line of the bulkhead and running
thence North 52 degrees 46 minutes East along the southerly line of The
bullhead 15.55 feet to a point thence running South 17 degrees 53 minutes
East 44.61 feet to a tie line indicating the high water mark of Peconic Bay;
thence South 62 degrees 49 minutes 20 seconds West along said tie line a
distance of 25.00 feet to land now or foree fly of H. Spedick; thence running
North 17 degrees 53 minutes West along said land of Spedick a distance of 44
feet more or less to the southerly line of the bulkhead and thence running
North 52 degrees 46 minutes East along the southerly line of the bulkhead a

distance of 10 feet more or less to the point or place of beginning.
TOGETHER with all right, title and interest, if any, of the party of
the first part in and to the land lying below the high water mark or under
the waters of Peconic Bay, adjoining the above described premises.
Subject to a first mortgage lean in the principal sum of $23,000.00
held by Southhold Savings Bank,
