that tract or parcel of land with the buildings thereon erected,
situate, lying and being in the Town of Southold, County of Suffolk
and State of New York, known and designated as Lot No. 39 on a certain
map entitled, "Amended Map of Property of Mattituck Park Properties,
Inc., Mattituck, New York," made by Daniel R. Young, Surveyor, and
filed in the office of the Clerk of the County of Suffolk on January
12, 1926 as Map No. 801, which said lot is more particularly bounded
and described as follows:
BEGINNING at a point on the southwesterly side of Sigsbee Road
' distant 681.51 feet northwesterly when measured along the southwester)
side of Sigsbee Road, from the corner formed by the intersection of
the southwesterly side of Sigsbee Road with the northwesterly side of
Peconic Bay Boulevard; said point of beginning also being where the
division line between Lot No. 39 and No. 40, on the above mentioned
map, intersects the southwesterly side of Sigsbee Road; running thence
' South 69° 22' West along said last mentioned division line, 144.95 fee
to land now or formerly of Mabel and Martha Easing; thence North
' 20° 29' West along said last mentioned land, 50.00 feet to the divisio
line between Lot No. 39 and Lot No. 38 on the above mentioned map;
thence North 69° 22' East along said last mentioned division line,
144.81 feet to the southwesterly side of Sigsbee Road; thence South
I 20° 38' East along the southwesterly side of Sigsbee Road, 50.00 feet
I to the paint or place of BEGINNING.
� TOGETHER with the right to said parties of the second part and
the heirs, successors and assigns of the parties of the second part
to use in common with the other owners of lots shown on said map, the
tract shown on said map as Sigsbee Park for park purposes, under such
conditions, limitations and restrictions as may be imposed. Such use
to be such as will not unreasonably interfere with the use and enjoy-
ment of said Sigsbee Park by the other owners of lots on said map.
TOGETHER with a right of way over Sigsbee Road shown on said map
and over a right of way three rods wide running from Peconic Bay
Boulevard over premises shown on said map, to Peconic Bay,
