that certain plot, piece or parcel of land situate, lying and being
at Mattituck, Town of Southold, County of Suffolk and State of
— New York, bounded and described as follows:
BEGINNING at a point on the southeasterly line of Peconic Bay
Boulevard at the northeasterly corner of the premises herein describe
adjoining land of Tiebel on the East formerly Frank E. Tandy, said
point being 0.91 feet South of a concrete monument; and from said
point of beginning running thence along said land of Tandy, South
210 06' 10" East 403.24 feet to the ordinary high water mark of
Great Peconic Bay; running thence in a southwesterly direction along
said Great Peconic Bay, the tie line being South 45° 50' 10" West
52.0 feet to land of Wasson, formerly Van Brunt Tandy; running thence
along said land of Wasson, North 20° 26' 30" West 401.51 feet to the
southeasterly line of Peconic Bay Boulevard, said point being 0.73
feet South of a concrete monument; running thence along the south-
easterly line of Peconic Bay Boulevard, North 48° 23' 50" East 46.04
feet to the point or place of BEGINNING.
TOGETHER with all right, title and interest of the parties of the
first part in and to the land lying in the streets and roads in front
of and adjoining said premises.
BEING AND INTENDED TO BE the same premises conveyed to the
parties of the first part by deed of John F. Haley, Sr., et ux,
dated May 29, 1962 and recorded in the office of the Clerk of Suffolk
County on June 1, 1962 in Liber 5174 of conveyances, at page 69.
