1 WITNESSETH, that the party of the first part, in consideration of ten dollars and other valuable consideration
paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs
or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,
lying and beingADCOx at Laurel in the Town of Southold, County of Suffolk and
I State of New York, more particularly bounded and described as follows:
COMMENCING at a monument set in the southerly line of Peconic Bay
to Boulevard which monument is located South 500 03' 50" East a distance
r- I� of 50.38 feet from the extreme southerly end of a curve connecting the
westerly line of Wendy Drive with the northerly line of Peconic Bay
„ Boulevard and from said monument running thence the following four (4)
courses and distances along land now or formerly of Joseph Cardinale:
(1) South 23° 42' East a distance of 271,82 feet to a point; (2)
South 660 18' 00" West a distance of 2.90 feet to a monument; (3)
( South 25° 37' 50" East a distance of 85.95 feet to a monument; and
# (4) South 23° 42' East a distance of 217 feet to the high water mark
jI of Peconic Bay; thence along the high water mark of Peconic Bay along
ce a tie line bearing South 450 35 ' 35" West a distance of 98.72 feet to
a point; thence North 280 11' 50" West a distance of 573. 79 feet to the
southerly line of Peconic Bay Boulevard; thence North 500 59' 00" East
along the southerly line of Peconic Bay Boulevard a distance of 142.40
feet to the monument set at the point or place of BEGINNING.
TOGETHER WITH all the right, title and interest of the party of the
first part of, in and to the beach, strand, shore front and waters
beneath Peconic Bay,

O TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and
!i roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances
and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO
HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of

o AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.

the first part will receive the consideration for this conveyance and will hold the right to receive such consid-
eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply
the same first to the payment of the cost of the improvement before using any part of the total of the same for
v any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
