PARCEL I: ALL that tract or parcel of land, situate in the Town of
-'Southold, County of Suffolk and State of New York, at or near Laurel,
being part of lot number 19 as shown on a certain map entitled "Map
of Edgemere Park" at Laurel, L.I., N.Y., D. R. Young, Surveyor,
Riverhead, N.Y., dated March 1931, and filed in the office of the
Clerk of the County of Suffolk on July 2nd, 1931, under Map File No.
742, and which said part of said lot is bounded and described as
follows; being the westerly 42 feet thereof:
BEGINNING at a point in the southerly line of Peconic, Bay Boulevard
said point being the northeasterly corner of the premises about to
be described, where the same intersects the northwesterly corner of
premises conveyed to William B. Reeve by the Ravatone Realty Corpo-
ration by deed dated August 12th, 1931; and running thence southerly
or southeasterly in a straight line a distance of 150 feet more or
less to a.point in the southerly line of lot No. 19, which point
forms the point of intersection of the southeasterly corner of the
premises hereby conveyed and the southwesterly corner of premises
previously :conveyed to William B. Reeve by another deed, running
thence westerly along the Lake and thence northeasterly, said last
two courses being along the Lake and Creek as the same winds and
bends to a point in the southerly line of Peconic Bay Boulevard; and
running thence easterly along said Peconic Bay Boulevard a distance
of.42 feet more or less to the point or place of beginning.

the County of Suffolk July 2, 1931, under map file #742, being the
easterly or northerly 50 feet thereof. The aforesaid premises are

where said point intersects the westerly line of Edgemere Avenue

TOGETHER with all the right, title and interest of the party of
the first part of, in and to the beach and the lands under the
waters of theaforementionedTake and Creek in front of and adjacent

TOGETHER with a perpetual right of way over Edgemere Avenue as
laid out on the aforesaid map for ingress and egress to Peconic
Bay and Peconic Bay Boulevard,, and together with the perpetual
right to use the beach on Peconic Bay at the foot of Edgemere
Avenue.
