THIS INDENTURE, made the 27 day of JUNE nineteen hundred and SEVENTY-TWO

WITNESSETH,that the party of the first part, in consideration of Ten Dollars and other valuable con-
sideration paid by the patty of the second part, does hereby grant and release unto the party of the
second part, the heirs or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected,

State of New York, bounded and described as follows:
BEGINNING at a point on the Northwesterly side of Peconic
Bay Boulevard, ditant 190 feet from the intersection of the Southwesterly
4 line of Land of George J. Turner with the Northwesterly side of Peconic

RUNNING THENCE along the Northwesterly side of Peconic Bay
Boulevard South 39 degrees 46 minutes 30 seconds West, 65 feet;

THENCE north 39 degrees 46 minutes 30 seconds East 65 feet;
THENCE South 50 degrees 13 minutes 30 seconds East 95 feet
to the Northwesterly side of Peconic Bay Boulevard the point or place
of BEGINNING ,
TOGETHER with a right of way from Peconic Bay Boulevard to Peconic
:)- Uty, for foot passage only and for battling purposes, as more fully
described in a deed dated March 19 , 1952, recorded in Liber 3334,
pages 320, etc, in the Office of the Clerk of Suffolk County, on
March 27 , 1952 .
AFOREMENTIONED PREMISES BEING KNOWN AS PECONIC BAY BOULEVARD,
LAUREL, SURROLK COUNTY, NEW YORK
BEING AND INTENDED TO BE THE SAME PREMISES AS CONVEYED TO THE PARTY
OF THE FIRST PART BY DEED DATED November 20, 1971 and recorded in
Liber 7052 cp. 544 on November 23 , 1971.
SUBJECT TO a first mortgage held by the Riverhead Savings
having Bank

nY TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets

TO HAVE AND TO HOLD the premises herein granted unto the party of the second part, the heirs

AND the party of the fust Part covenants that the party of the fust part has not done qr suffered any-
thing whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the fust pact, in compliance with Section 13 of the Lien Law, covenants that the party
of the fust part will receive the consideration for this conveyance and will hold the right to receive such
J-0 y consideration as a trust fund to be applied first for the purpose of paying the cost of the improvement
5, m and will apply the same fust to the payment of the cost of the improvement before using any part of

The word "party" shall be construed as if it read "parties" whenever the sense of this indenture to
