GOODALE, residing at Peconic Bay Boulevard, Jamssport, Suffolk County, New York ^�� f lj party of the first part,and MATTITOCK BOWLING LANES, INC., a domestic corporation having its principal place of business at Main Road, It m Mattituck, Suffolk County, New York party of the second part, WITNESSETH, that the party of the first part, in consideration of Ten Dollars and other valuable on, sideration paid by the party of the second part, does hereby grant and release unto the party of the second aft,18e1 or successors and assigns of the party of the second part forever, I ALL P C plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,lying and being in the Town of Southold, County of Suffolk and State of New York, at Mattituck, known and designated as and by the Lot No. 104 on a certain map entitled, "Amended Map of Property of Mattituck Properties, Inc., Mattituck, N. Y., made by Daniel R. Young, Surveyor," and filed in the Suffolk County Clerkls Office on January 12, 1926 as Map No. 801. PARCEL II: ALL that certain plot, piece or parcel of land, situate, nl�g m being in the Town of Southold, County of Suffolk and State of New York, near Mattituck, bounded and described as follows: BEGINNING at a mon>mtent at the intersection of the southerly line of the Main Road with the westerly line of Marlene Lane; running along said westerly line of Marlene Lane, South 200 391 10"East 203.36 feet to an iron pipe; thence along land now or formerly of AbitB and Regula, and at right angles to said westerly line of Marlene Lane, South 690 20t $0" West W.0 feet to an iron pipe and land now or formerly of Mattituck Park Properties, Inc.; thence along said land North 200 391 10" West 20$.77 feet to a.monument on said southerly line of the Main Road; thence along said southerly line of the Main Road North 700 181 10" East 1!1$.02 feet to the point of beginning. BEING AND INTENDED TO BE the same premises conveyed to the grantor herein by Long Island Bowling Enterprises, Inc. by Deed dated October 22, 1962 and recorded in the Suffolk County Clerk's Office on October 1 23, 1962 in Liber $$52 of Deeds at page 229. TOGETHER WITH a right-of-Etay as shown in Deed recorded in Liber 331111 of Deeds. at page 328. TOGETHER with all right, tide and interest, if any,of the party of the first part in and to any streets and roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtentoom and all the estate and rights of the party of the first par[ in and to said premises; TO HAVE AND TO HOLD the premises herein granted unto the party of the second part, the heirs or successars and assigns of the party of the second part forever. AND the party of the first part covensvts that the party of the first part has not done or suffered any- tiung whereby the said premises have been encumbered in any way whatever, except as aforesaid AND the party of the first part,in compliance with Section 13 of the Lien Law, covenants that the party of the first part will receive the mnsidesadon for this conveyance and will hold the right to receive such consideration as a trust fund to be applied first for the purpose of paying the tort of the improvement and will apply the same first to the payment of the cost of the improvement before using any part of the total of the same for any other purpose.
