point of beginning being where the division line between the land
herein to be described and land now or formerly of Luca ( formerly of
Van Manen) intersects the northerly side of Albo Drive, and from
said point of beginning running thence North 73° 461 50" West along
said northerly side of Albo Drive, a distance of 100.00 feet to a
point ; thence North 21 ° 43 ' 10" East a distance of 211.02 feet to
the center line of a gutter adjoining land now or formerly of Husing;
thence easterly along the center line of said gutter the following
tie line bearing and distances; South 716 351 10" East 's distance
of 119.81 feet to land now or formerly of Luca ( formerly of Van Manen)
aforementioned; thence South 270 13' 10" West along the westerly
line ofsaid land, a distance of 209. 30 feet to the northerly line
of Albo Drive , at the point or place of beginning.
TOGETHER with the privilege in common with others to use a right of
way leading from the Boulevard , so called, to Peconic Bay , which
said privilege is contained and recited in deed to George I.Tuthill ,

SUBJECT to the following covenants and restrictions:
That the premises shall be used for residential purposes only and
no dwelling erected thereon shall be for the use or occupancy of
more than one family ; that not more than one dwelling shall be
constructed on the premises for each 100 feet of road frontage; that
no building or any part thereof shall be erected within 25 feet of
the street line=;-- that no outhouses shall be maintained on the
premises and no dwelling shall be constructed or maintained on the
premises containing an area of less than 800 square feet and costing
less than X10,000.00.
