THIS INDENTURE,made the 20th day of September ,nineteen hundred and sixty-seven
BETWEEN
C=STIA? F. LAMPE and ESTELLE LAMPE, his wife, both
residing at Peconic Bay 'Boulevard, Nattituck, Suffolk
County, New York
party of the first part,and
ESL^ELLE LAMPE, residing at Peconic Bay Boulevard,
h'iattituck, Suffolk County, New York
party of the second part,
WITNESSETH,that the party of the first part,in consideration of
TEN DOLLARS AND 00100 - - - - - - - - (y10.00) dollars,
lawful money of the United States, paid
by the party of the second part,does hereby grant and release unto the party of the second part,the heirs or
successors and assigns of the party of the second part forever,
ALL that certain plot,piece or parcel of land,with the buildings and improvements thereon vetted, situate,
lying and being § at Laurel, Town of Southold, Suffolk County, New
York, more particularly bounded and described as follows:
BEGIFNING at a monument set in the southerly side of Resettle
Bay Boulevard at the northwesterly corner of land now or formerly
of Emily 'Talmadge;
RUNT_IING THENCE South 18 degrees, 29 minutes, 30 Neconds East
along land now or formerly of Talmadge, 300.0 feet to a monument;
THENCE South 71 degrees, 30 minutes, 30 seconds 'nest along
land conveyed by the parties of the first part to Steffens, 73.61
feet to a concrete monument;
THENCE North 18 degrees, 35 minutes, 10 seconds ,vest along
land now or formerly of Sheppard 232.51 feet to a monument set in
the southerly side of Peconic Bay Boulevard;
a, TF.E,JCE along the southerly side of Peconic Bay Boulevard
a North 29 degrees, 09 minutes, 30 seconds East 100.15 feet to the
o point of BEGIN=NG.
The latter courses and distances being taken from a survey
made by Otto W. Van Tuy1 and Son, Licensed Land Surveyors on
August 10, 1962 entitled "Map of Land of C. F. Lampe at Laurel,
New York".
TOGETHER with a riaht of way for ingress and egress to Great
Peconic Bay- over the entire most westerly 7 feet of the premises
conveyed by a deed From Christian F. Lampe and Estelle Lampe to
Henry Steffens and Georgians, Steffens which deed is recorded in the
office of the Clerk of Suffolk County in Liber 5330 at page 307,
together with the r::.not to erect such platforms or steps as may be
necessar�- to secure access to the 'beach of Great Peconic Bay for
purposes of boating and bathing; including for such purpose the
richt to reasonably encroach upon the bead'h property adjoining said
ri;ht of way to the east, which encroachment is not to exceed 7
feet.
SUBJECT to a right of way 15 feet in width for curposes of
egress and ingress to and from Peconic Hay Boulevard and the afore-
said parcel conveyed to Steffens as said right of way is more
earticularly described in said deed recorded in Liber 5330 at page
337.
