Spedick; and RUNNING THENCE North 48 degrees 58 minutes East along the southerly line of said Boulevard 103.67 feet to a monument and lands now or formerly of Vera J. Lutz; THENCE RUNNING South 17 degrees 30 minutes East along lands now or formerly of Vera J. Lutz 233.72 feet to a point; THENCE Southwesterly on a curve to the right having a radius of 10.0 feet, a distance of 15.57 feet to a point; THENCE RUNNING South 71 degrees 42 minutes West still along other lands now or formerly of Vera J. Lutz, 73.84 feet to a point; THENCE RUNNING South 17 degrees 53 minutes East still along other lands now or formerly of Vera J. Lutz 293. feet, more or less to Peconic Bay; THENCE RUNNING Southwesterly along Peconic Bay a distance of 10 feet or more to lands now or formerly of H. TOGETHER with the right, which shall run with the land, to use an additional portion of the beach approximately 15 feet in width, which additional portion taken together with the 10 feet strip of beach included in the above described premises comprises a parcel bounded and described as follows: COMMENCING at the point of intersection of the Easterly line of the Premises above described and the Southerly line of the bulkhead; and RUNNING THENCE North 52 degrees 46 minutes East along the Southerly line of the bulkhead 15.55 feet to a point; THENCE RUNNING South 17 degrees 53 minutes East 44.61 feet to a tie line indicating the high water mark of Peconic Bay; THENCE South 62 degrees 49 minutes 20 seconds West along said tie lines a distance of 25.00 feet to land now or formerly of H. Spedick; THENCE RUNNING North 17 degrees 53 minutes West along said land of Spedick a distance of 44 feet more or less to the Southerly line of the bulkhead; and THENCE RUNNING North 52 degrees 46 minutes East along the Southerly line of the bulkhead a distance of 10 feet more or less, to the point or place of BEGINNING.
