SUBJECT to the use by G. Harvey Moore and Robert R. Leslie and/oer t their heirs and assigns of the foreshore area at the Southeasterly corner of the premises first above described, which foreshore area �0 0is bounded and described as follows : CM a BEGINNING at the Southeasterly corner of the premises first above described running thence along the Great Peconic Bay �.� South 33° 08' 50" West 22.5 feet; running thence North 23° ice- 58' 30" West 20 feet; running thence North 33° 08' 50" East 22. 5 feet; running thence South 23° 58' 30" East 20 feet to the point or place of beginning. Said premises are described in accordance with survey made by Van Tuyl & Son, L.L.S. , Greenport, N.Y . , dated June 3 , 1970. (BEING a portion of premises conveyed to, the party of the first part by i deed from Robert L. and Helen e—BdYgen-fated September 17, 1966, duly ` recorded in Suffolk County Clerk' s Office on September 21, 1966 in Liber 60361 cp. 417 . The said "foreshore area" 1a+t/,above mentioned is subject to the re- striction, which shall run with the, land; that no cabanas or other struc tures shall be erected on said "foreshore area" . The within conveyance is also subject to the following restrictions, which shall run with the land, to wit (a) Any residential structure erected on the premises first above described shall have a minimum of 1200 square feet of living space; shall have a basement under 50% of the dwelling area and a crawl space of not less than four (4) feet under the balance of the dwelling area; shall have a central heating system; and the cost of construction of said residence shall be not less than $25,000.00 (exclusive of land cost) . (b) Said residential structure shall be for the use of a single family only. (c) The party of the first part, their heirs and assigns , will place similar restrictions on the two parcels fronting on Peconic Bay Boulevard (identified as Parcels "1" and "2" on a certain survey made by Alden W. Young, P.E. and L.S. , Riverhead, N.Y. dated September 13, 1966 , redated September 27 , 1966) upon sale and conveyance of said parcels . (d) The cost of reasonable maintenance, snow removal and repairs of aforesaid right-of-way shall be shared equally by the respective owners of all of the four parcels shown on said Alden W. Young survey (on which survey the premises first hereinabove described are identified as Parcel "3") .
