THENCE South 71 degrees, 30 minutes, 30 seconds West along

to a concrete monument;

to secure access to the beach of Great Peconic Bay for purposes of
boating and bathing; including for such purpose the right to reason-
ably encroach upon the beach property adjoining said right of way
to the east, which encroachment is not to exceed 7 feet.
SUBJECT to a right of way 15 feet in width for purposes of
iegress and ingress to and from Peconic Bay Boulevard and the afore-
said parcel conveyed to Steffens as said rights of way if more
particularly described in said deed recorded in Liber 5330 at page
307 .
BEING and intended to be the same premises conveyed to the
party of the first part by deed dated September 20, 1967 and
recorded in the office of the Clerk of Suffolk County on October 19,
1967 in liber 6241 at page 161.
