WITNESSETH, that the party of the first part, in consideration of Ten Dollars and other valuab!e con-
sideration paid by the party of the second part, does hereby grant and release unto the party of the
second part, the heirs or successors and assigns of the party for the second part forever,
ALL that certain plot, piece or parcel of land with the buildings and improvements thereon erected,
situate, lying and being i*+he at MattituA, Southold $Town, Suffolk County, New
York, bounded and described as follows: Beginning at a stake set on
the easterly line of Bray Avenue 75 feet southerly along said line
from the southerly point of the curved intersection of said line with
the southerly line of Wells Road; running thence on a line at right
an angles to said line of Bray Avenue, N. 690 13' 10" E. 125 feet to the

said right of way and parallel to said line of Bray Avenue, S. 200
46' 50" E. 50 feet; thence on a line at right angles to said line of

line of Bray Avenue; thence along said easterly line of Bray Avenue,

TOGETHER with a right of way over said 20 foot right of way from the
southeasterly corner of the premises herein described northerly 150
feet to said southerly line of Wells Road.

the first part of, in and to roads, streets or avenues adjacent to

TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets
and roads abutting the above described premises to the center hoes thereof; TOGETHER with the
appurtenances and all the estate and rights of the party of the first part in and to said premises;

or successors and assigns of the party of the second part forever.

AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party

consideration as a trust fund to be applied first for the purpose of paying the cost of the improvement
M and will apply the same first to the payment of the cost of the improvement before using any part of
the total of the same for any other purpose.
