WITNESSETH, that the party of the first part, in consideration of ten dollars and other valuable consideration
paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs
or successors and assigns of the party of the second part forever,

U1 )BEGINNING at a point distant the following course and distance from a
_Ipoint, on the northerly side of Peconic Bay Boulevard where same is
`intersected by the easterly side of land now or formerly of Z. M.
-Woodhull and the westerly side of land now or formerly of Beatrice M.
Wasson and Irving Kahn: North 20 degrees 19 minutes West 292 .26 feet;
and from said true point of beginning
RUNNING THENCE along said land now or formerly of Woodhull North 20
degrees 19 minutes 00 seconds West, 158.34 feet to a point;
THENCE along the southerly side of land now or formerly of A. W.
Wilcenski, North 57 degrees 33 minutes 50 seconds East 35 feet to
a point;
THENCE South 81 degrees 00 minutes 40 seconds East along land now or
formerly of Francis W...Re.eves, Jr. , 191.87 feet to the northwesterly
side of 7endy Drive, a private road;
THENCE along the northwesterly side of said Wendy Drive the following
two courses : (1) Southwesterly along a curve v:hich bears to the right
and which has a radius of 36.50 feet a distance of 28.46 feet; (2)
continuing southwesterly along a curve bearing to the left having a
radius of 73.^6 feet a distance of 80 feet;
THENCE South 69 C:egrees 41 minutes 00 seconds West a distance of 126.78
feet to the point or place of BEGI ,TNING,
TOGETHER with an easement in common with others over and on Wendy Drive,
a private road for amass to and from Peconic Bay Boulevard.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and
roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances
and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO
HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of
the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of
the first part will receive the consideration for this conveyance and will hold the right to receive such consid-
eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply
the same first to the payment of the cost of the improvement before using any part of the total of the same for
any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
IN WITNESS WHEREOF, the party of the first part has duly executed this deed the day and year first above
