Calkins, at the south— easterly corner of premises herein described, and from said point of beginning running along said land of Calkins North 290 08' West 400 feet; running thence South 400 57' West 50 feet; running thence South 29° 08' East 400 feet to the northerly line of Peconic Bay Boulevard; running thence along the northerly. line of Peconic Bay Boulevard North 40e 57' East 50 feet, to the point or place of BEGINNING. TOGETHER with a right of way as a means of ingress and egress from Peconic Bay Boulevard to Peconic Bay over a strip of land bounded and described as follows: BEGINNING at a point on the southeasterly side of Peconic Bay Boulevard at a stone monument marking the division line between the premises herein described and the land now or formerly of A.
