ALL that certain plot,piece or parcel of land,with the buildings and improvements thereon erected, situate, I
lying and being in the Town of Southold, County of Suffolk, and State of
New York, more particularly bounded and described as follows:
BEGINNING at a point in the northerly line of Peconic Bay Boulevard
where the same is intersected by the dividing line between premises
herein and land now or formerly of Gertrude L. Calkins, at the south—
easterly corner of premises herein described, and from said point of
beginning running along said land of Calkins North 290 08' West
400 feet; running thence South 400 57' West 50 feet; running thence
South 29° 08' East 400 feet to the northerly line of Peconic Bay
Boulevard; running thence along the northerly. line of Peconic Bay
Boulevard North 40e 57' East 50 feet, to the point or place of
BEGINNING.
TOGETHER with a right of way as a means of ingress and egress
from Peconic Bay Boulevard to Peconic Bay over a strip of land
bounded and described as follows:
BEGINNING at a point on the southeasterly side of Peconic Bay
Boulevard at a stone monument marking the division line between the
premises herein described and the land now or formerly of A. L. Downs;
running thence southwesterly, along said Peconic Bay Boulevard, ten
feet to the land of St. Clair Hester; thence southeasterly, along

-the landofSt. Clair.Hester, to Peconic Bay; thence northeasterly
` along said Peconic Bay to the land of A. L. Downs; and thence northerly
twenty-seven degrees, two minutes West to Peconic Bay Boulevard at the
point or place of BEGINNING.
BEING. AND INTENDED_to..be.the same premises conveyed by Chester
George Furboter and George Furboter to George Furboter and Elizabeth
Furboter by deed dated August 2, 1965 and recorded in Suffolk County

Clerk's Office on August 6, 1965 in Liber 5794, page 589, the said
George Furboter having died a resident of Suffolk County on
January 15, 1968.
