TOGETHER with all the right, title and interest of the party
of the first part in and to land lying below the highwater mark and
under the waters of Peconic Bay adjacent to said premises .
SUBJECT to a right-of-way as granted to William S . Powell and
Mary E. Powell, his daughter, by John T. Young and Anna B. Young,
his wife, by deed recorded in Suffolk County C1erkts Office on
February 27, 1933 in Liber 1699 of Deeds , at Page 555,
Parcel III as above described is also subject to the following
RESERVING to the party of the first part, his successors and
assigns , forever a non-exclusive right of way and easement, in
common with the party of the second part, his successors and assigni ,
and others having such right for ingress and egress between Peconic
Bay Boulevard and Peconic Bay over the right of way 10 feet in
width and the easement for parking in the 30 foot square parcel as
described in deed from John Blair Young to William H. and William
P. Wartenberg, dated May 11.1 1946 and recorded .in Suffolk County
Clerk' s Office on July 9, 191,6 in Liber 2591 of Deeds, at page 32:
which easement and right of way for access and for parking is and
shall be appurtenant to the remaining lands of the party of the
first part which adjoin Parcel II above described at the South and
which are further bounded on the ;lest by Rornanowslki; on the South
by Peconic Bay Boulevard; and on the East by land of Nolto.
