T—THIS INSTRUMENT SHOUSLIBER 1 13 =221 1' THIS INDENTURE,made the 14th day of January - , nineteen hundred and seventy-two BETWEEN JOSEPH TOPALIAN Jr and SONIA TOPALIAN, his wife, South Oakwood Road, Laurel, New York party of the first part, and MICHAEL J. DUCEY and MARY C. DUCEY, his wife, 51-26 47th Street, Woodside, New York party of the second part, WITNESSETH, that the party of the first part, in consideration of ten dollars and other valuable consideration paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs or successors and assigns of the party of the second part forever, ALL that certain plot, piece or parcel of land, with the buildings and im rovements thereon erected, situate, lying and being in the Town of Southold, at Laurel, County of Suffolk and State of New York, being parta. of lots numbered 10 and 11 on a certain map entitled, "Map of Laurel Park, property of Ravatone Realty Corp. , Laurel, Long Island, New York" surveyed and subdivided by Daniel R. TI Young, P.E. and L.S. of Riverhead, New York, August 17, 1925 and filed in the Suffolk County Clerk' s Office on October 5, 1925 as Map Number 212 and which portions of said lots are bounded and described as follows: BEGINNING at a monument set on the east side of South Oakwood Road , distant South 200 00' East, 58.43 feet from its intersection with the southerly side of Peconic Bay Boulevard; running thence North/ 750 00' East, 85. 68 feet to a monument; thence South 150 00' East, 14. 74 feet OP to a monument; running thence North 700 43 ' 30" East through a monument 45.91 feet to a point and land now or formerly of Mesrobian; running thence South 200 00' East 46. 89 feet to the point where the northerly line of Lot 9 on said map intersects the westerly line of said lands LLa: of Mesrobian; Running thence South 690 08' 40" West, 130.00 feet through a monument to a point on the east side of South Oakwood Road; Running thence North 200 00' West, 71.57 feet along the east line of South Oakwood Road to the monument at the point or place of BEGINNING. TOGETHER with a right of way to pass upon and over a strip of land along the shore front beyond lots numbered 1 to 4, both inclusive, on said map, for the purpose of boating, bathing and outdoor sports and for ingress to and egress from the waters' of Peconic Bay. The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
