WITNESSETH,that the party of the first part, in consideration of Ten Dollars and other valuable consideration
paid by the party of the second part, does hereby grant and release onto the party.of the second part, the heirs
or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,
lying and beingimaiaet a_ Mattituck, Town of Southold, County of Suffolk and
State of New York, known and designated as Part of Lot 107A on a
certain map entitled "Amended Map of Property of Mattituck Park
Properties, Inc. , Mattituck, N. Y. " made by Daniel R. Young, -
Surveyor and which said map was filed in the Office of the Clerk
of the County of Suffolk, on 1/11/26 as Map #801, which part of
lot is more particularly described as follows:
COMMENCING at a point on Sigsbee Road which said point is -
South 200 38 ' East 100 feet from the intersection of the southerly
line of Peconic 13a.y 3oulevard with the easterly line of Sigsbee Z
Road ; running tiaell<:e Porth 65° 07 ' 40" East 140.39 feet to a v� _
point; running thence South 20° 38 ' East 54. 55 feet to a point;running _
thence South 66' 19 ' west 140.13 Feet to a point on the easterly
line of. Sigsbee (toad; running thence North 200 38 ' west along the
easterly line of Sigsbee Road 50 feet to the point or place of
beginning. -
BEING ANT) INTENDED to be the same premises conveyed to -
Vlasic Bout s.i.oukos and Ida Boutsioukos, his wife, on June 6, 1944,
and recorded in Ii.ber 2364 at Page 230, in the office of the Clerk
of Suffolk County, by the will of Ida Bouisioukos, duly probated
August 26, 1971. _

the party of the second part forever. _

AND the party of the first part, in compliance with Section 13 of the Lien Law, owenants that the party of —
the first part will receive the consideration for this conveyance and will hold the right to receive such consid- —
oration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply
the saute first to the payment of the cost of the improvement before using any part of the total of the same for
any other purpose.
