Box 686) Hampton Bays, New York, party of the second part, WITNESSETH,that the party of the first part,in Consideration of Ten Dollars and other valuable consideration paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs or successors and assigns of the party of the second part forever, - ALL that certainlot, piece or parcel of land, with the buildings and improvements,thereon erected, situate, lying and being at Mattituck, Town of Southold, County of Suffolk and State of New York,. known and designated as Part of Lot 107A on a cer— tain map entitled "Amended Map of Property of Mattituck Park Proper— ties, Inc. , Mattituck, N.Y. " made by Daniel R. Young, Surveyor and which said map was filed in the Office of the Clerk of the County of Suffolk on 1/12/26 as Map #801,- and described as follows: , a COMMENCING at a point on Sigsbee Road which said point is South 200 38' East 100 feet from the intersection of the southerly line of Peconic Bay Boulevard with the easterly line of Sigsbee Road; running thence North 650 07 ' 40" East 140.39 feet to a point; running thence South 20° 38' East 54.55 feet to a point; running thence South 660 59 ' West 140.13 feet to a point on the easterly line of Sigsbee Road; run— ning thence North 200 38' West along the easterly line of Sigsbee Road 50 feet to the point or place of beginning. BEING AND INTENDED TO BE the same premises conveyed to Vlasis Bout— sioukos and Ida Boutsioukos, his wife, on June 6, 1944, and recorded in Liber 2364 at Page 230 in the Office of the Clerk of Suffolk County by the Will of Ida Boutsioukos, duly probated August 26, 1971. TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and m roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO omHOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of Q ' the party of the second part forever. t'n p AND the party of the first part covenants that the party of the first part has not done or suffered anything whereby the said 'premises have been encumbered in any way whatever, except as aforesaid.
