parties of the second part, their distributees and assibns forever, all
that lot or parcel of land, with the buildings and improvements
thereon, at Laurel, County of Suffolk and St to of New York, bounded
and described as follows :
BEGINNING at a point in the dividing line between the premises
herein conveyed and the premises now or formerly of Alexander Boag, Jr.
and Alice Billings Boag, his wife, said beginning point being 293.6
feet from the southeasterly side of Peconic Bay Boulevard on a line
drawn South 15° 04' East from the southeasterly side of Peconic Bay
Boulevard, the point of said line on the southeasterly side of Peconic
Bay Boulevard being three hundred and twenty-four feet and three-tenth
of a foot southwesterly from a stone monument marking the division
line between the lands now or formerly of Van Brunt Tandy and
Fredrick Russell; thence from said beginning point and along land
now or formerly of said Alexander Boag, Jr. and wife, South 74° 56'
West, 79.91 feet; thence South 150 10' East to Great Peconic Bay,
passing through a stone monument near the high water line of said
Bay; thence northeasterly along the line of said Bay, to a; point where'
same would be intersected by a continuation of the aforesaid line
drawn South 15° 04' East from Peconic Bay Boulevard herein mentioned;
and thence North 150 04' West to the point , or place of BEGINNING.
TOGETHER with all the right, title and interest of the parties
of the first part, if any, of, in and to the land lying under the
waters of Peconic Bay, in front of and adjoining the premises above
described.
BEING AND INTENDED TO BE the same premises conveyed to the
parties of the first part by deed of Robert H. Thomas, Jr. , et al,
dated May 25, 1950 and recorded in the office of the Clerk of the
County of Suffolk in Liber 3163 of conveyances, at Page 73 on
December 12, 1950.
