TOGETHER with the right to use the following-described foreshore area at the southeasterly corner of premises of Frank J. Keller and wife, which foreshore area is bounded and described as follows : BEGINNING at the southeasterly corner of lands of Frank J. Keller and Ruby G. Keller, his wife; running thence along the Great Peconic Bay South 330 08 ' 50" West 22 .5 feet; running thence North 23° 58 ' 30" West 20.0 feet ; running thence North 330 08 ' 50" East 22 .5 feet ; run- ning thence South 230 58 ' 30" East 20.0 feet to the point or place of BEGINNING. The said "foreshore area" last mentioned is subject to the restriction , which shall run with the land, that no cabanas or other structures shall be erected on said "foreshore area". The reservation of the afore-described right of way and afore-described "foreshore area", and the grant of easements and rights over same made by this deed, is for the sole purpose of granting use of said right of way and "foreshore area" to the owners of the four parcels which bound said right of way, and the party of the first part expressly agree for themselves , their heirs and assigns , that they shall not hereafter grant any right whatever to the use of said right of way and "fore- shore area" to their heirs or assigns or to any third persons with the exception that use of same may be granted only to the owners of the four parcels which bound said right of way. The within conveyance is also subject to the following restrictions which shall run with the land, to wit : 1. Any residential structure erected on the premises first above- described shall have a minimum of 1 ,200 square feet of living space; shall have a basement under fifty per cent (50%) of the dwelling area and a crawl space of not less than four (4) feet under the balance of the dwelling area; shall. have a central heating system; and the cost of construction of said residence shall not be less than $25 ,000 .00 (exclusive of land cost) . 2. Said residential structure shall be for the use of a single family only . 3 . The party of the first part , their heirs and assigns , will place similar restrictions on the parcel adjoining the parcel first above-described on the East . 4 . The cost of reasonable maintenance, snow r_moval and repairs of the aforesaid right of way shall be shared equally by the respective owners of all of the four parcels which abut the said right of way .
