WITNESSETH, that the party of the first part, in consideration of Ten Dollars and other valuable
consideration paid by the party of the second part, does hereby grant and release unto the party of
the second part, the heirs or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon
crceted, situate, Iying and being in the Village of Grccnport, Town of Southold, County of
Suffolk and State of New York, known and designated as Lot 27 on a certain map entitled
`Diagram of Lands of Nathan Kaplan" filed in the Oftice ol'the Clerk of the County of Suffolk
on 1/15/1875 as Map #338 which said lot is more particularly bounded and described as follows:
BEGINNING at a monument on the wcstcrly side of Filth Avcnuc distant 410.68 feet northerly
from its intersection with Front Street as measured along said wcstcrly side of Fiflh Avenue and
from said point of beginning;
RUNNING THENCE North 76 degrees 34 minutes 00 seconds West, along land now or formerly
of Dennis, a distance of 106.92 feet to Lot 109 on Map no. 851;
THENCE North 14 degrees 46 minutes 40 seconds East, along the easterly line of Lot 109, a
distance of 50.11 feet to land now or formerly of McMann;
THENCE South 76 degrees 53 minutes 00 seconds East, along said land now or fom?erly of
McMann, a distgancc of 106.95 feet to the wcstcrly side of Fifth Avenue;
THENCE South 14 degrees 49 minutes 00 seconds Wcst, along the westerly side of Fiflh
Avenue, a. distance of 50.08 feet to Iand now or formerly of Dennis and the monument first
mentioned herein at the point or place of BEGINNING.
BEING AND INTENDED TO BE the same premises rnnveyed to the parry of the first part by
~ dyed dated 9/20/2004, and recorded 9/29/04, in the Office of the Suffolk County Clerk in Lilxr
12346, Page 188.
TOGETHER with alt right, title and interest, if any, of the party of the first part in and to any
streets and roads abutting the above described premises to the center lines thereof; 'fOGE'fHER
with the appurtenances and all the estate and rights of the party of the first part in and to said
premises; TO HAVE AND TO HOLD the premises herein granted unto the party of the second
part, the heirs or successors and assigns of the party of the sernnd part forever.
AND the party of the first part covenants that the parry of the first part has not done or suffered
anything whereby the said premises have been encumbered in any way whatever, except as
aforesaid.
AND the party of the first part, in compliance with Section 13 of the Licn Law, covenants that
the party of the first part will receive the consideration for this conveyance and will hold the right
to receive such consideration as a trust fund to be applied first for the purpose of paying the cost
of the improvement and will apply the same first to the payment of the cost of the improvement
before using any part of the total of the same for any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so
requires.
IN WITNESS WHEREOF, the parry of the first part has duly executed this deed the day and year
first above written.
