the second pan, the heirs or successors and assigns of the party of the second part forever,

map number 3444 and abstract number 3840, more particularly bounded and described as
follows:
BEGINNING at the southeasterly corner of said Lot 65, said point being distant southerly 200.00
feet as measured along same from the intersection of the southerly side of Park Vicw Lanc with
the westerly side of Ryder Farm Lane;
RUATi1NG in a westerly direction along the northerly side of Town of Southold Leaching Area,
South 62 degrees 52 minutes West, ] 56 feet to a point:
RUNNING THENCE still in a westerly direction along the northerly side of premises now or
formerly of Woodhollow Properties. Inc., South 88 degrees 26 minutes West, l 14.21 feet to the
easterly side of premises now or formerly of Fituimmons;
RUNNING THENCE in a northerly direction along the easterly side of premises tww or formerly
of Fitzsimmons, North 1 degree 34 minutes West, 84.52 feet w the southwesterly comer of Lot
64 on the aforesaid map;

Farm Lane;
SAID point also being located 100 feet as measured in a southerly direction along the westerly
side of Ryder Fenn Lane from the comer formed by the intersection of the westerly side of Ryder
Farm Lane with the southerly side of Park View Lane:
RUNNRVG THfiNCE in a southerly direction along the w•csterly side of Ryder Farm Lane, South
27 degrees 8 minutes East, 100 feet to the southeasterly comer of lot 65 at the point or place of
BEGINNING.
BEING AND IN'fb"NDED TO BE the same premises conveyed to the patty of the first part by
dtxd dated 8/6/1991, and recorded 2/18/1992, in the Office of the Suffolk County Clerk in Liber
11418, Page 298.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any
streets and roads abutting the above described premises to the center lines thereof; TOGETHER
with the appurtenances and all the estate and rights of the party of the first part in and to said
premises; TO HAVE AND TO HOLD the premises herein granted unto the party of the second
part, the heirs or successors and assigns of the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered
anything whereby the said premises hove been encumbered in any way whatever, except as
aforesaid.

AND the parry of the first pari, in compliance with Section 13 of the Lien Law, covenants that
the patty of the f rst part will receive the consideration for this conveyance and will hold the right
to receive such consideration as a trust fund to be applied first for the purpose of paying the cost
of the improvement and will apply the same first to the payment of the cost of tbe improvement
before using any part of the total of the same for any other purpose.
