BEGINNING at a point on the westerly skte of a private road which is the property now or formerly of said Edward
P. Chapman, distant North 54 degrees 07 minutes East, 86.28 feet from the iMerset3ion of said private road with
the norOteastt:rly side of Alpine Avenue, and from said point Of beginning,
RUNNING THENCE North 09 degrees 40 minutes East, 78.60 feet;
THENCE North 50 degrees 50 minutes West, 78.24 feet;
THENCE South 40 degrees 52 minutes West, 89.10 feet; and
THENCE South 50 degrees 50 minutes East, 118.99 feet to the point or place of BEGINNING.
Together with the right in common with others to use said private road for all ordinary purposes of egress and
ingress over the same, south to Alpine Avenue and North to Montauk Avenue.
BEING AND INTENDED TO BE the same premises conveyed m the party of the first part by deed, dated June
24, 2002 and recorded in the Office of the Clerk of the County of Suffolk on July 5, 2002 in Libor 12195 page 719.
TOGETHER with all right, tide and (Merest, if any, of the party of the first part in and to any streets and roads
abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances and all
the estate and fights of the party of the first part In and to sold prem~es; TO HAVE AND TO HOLD the premises

part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything whereby

part will receive the consideration for this conveyance and will hold the rtght t0 receive trxrlt cortsideratlon as a
trust fund to be applied first for the purpose of paying the cost of the Improvement and will apply the same first
