ALI. that certain plot, piece or parcel of land, with the buildings and improvements erected
thereon being a pan of the land owned by Sandy Beach Association of Greenport, New York,
and situate, lying and being in the Village of Grccnport, in the County of Suffolk, and State of
New York, and which said properly conveyed is more particulazly bounded and described as
follows:
~ BEGINNING at the northeasterly corner of the premises hereby conveyed on the northerly line
~ of a right of way hercinaRer mentioned and defined, which line is also the southerly line of land
i of Herber Fordham, and at a stake set in said comer, which stake is distant one hundred and
thirty-tight and five tenths feet westerly on a course of North G8° 53' 20" West from a locust post
set in the westerly line of land of Inez Fordham, and running Crom said point of beginning
westerly along the said northerly lint of said right of way North 68° 53' 20" West 53 feet to
another stake in the northwesterly comer of the lot herein described and the northeasterly corner
of a lot of land wnveyed or about to be conveyed to one Moore; running thence southerly along
the easterly line of said Moore's land on a course of South 25° G' 40" West 129.33 feet to a point
in the southerly lint of land granted by the People of the State oCNew York to Sandy Beach
Association of Grcenport, N.Y., inc., and which grant or patent is recorded in the Office of the
SccrMary of Slate of the State of New York and also recorded in the Office of the Clerk of
Suffolk County, N.Y., and which point is the southwesterly corner of the premises herein
described and the southeasterly corner oC said Moore's land; running thence in an easterly
direction and along the southerly line of said grant or patent on a course of South GG° 23' 10"
East a distance of 52.89 feet to a point on said patent-line distant 187.87 feet westerly measured
along the same from the southeasterly comer of said grant or patent, and being the southeasterly
comer of the lot herein described and the southwesterly corner of a lot of land conveyed or about

~ wcslcrly lint of said Stuart's land and on a course of North 25° 6' 40" East 131.75 feet to the
northeasterly comer of the lot herein described and the northwesterly comer of said Stuart's lot
on the northerly lint of said right of way at the point or place of BEGINNING.
SUBJECT, however, to easements by way of right of way over and upon the northerly 30
feet of the premises herein conveyed; and together with the cascmrnts by way of right of way
over other portions of the right of way which embraces the northerly 30 feet of the prertrises of
Sandy Beach Association of Grccnport, N.Y., Inc. between the lands of Inez Fordham on the east
thereof and the lands of Herbert Fordham on the West thereof.
Also, together with a right of way, in common with others, upon over and across a parcel of land
adjoining said last mentioned right of way on the north thereof, and which parcel of land is
referred to as parcel 'C' in the interlocutory judgment of 1929 in the partition action in the

others, defendants, which said last mentioned right of way extends north oC Manhasset Avcnuc.
SAID above described premises being in the Town of Southold.
BEING and intended to be the same premiaea conveyed to the party of the first part by
i doed Crom Cornelius C. Richard. Jr., as Executor of the Last Will and Testament of Richard B.
Goldie to Cornelius C. Richard, Jr., dated March 27, 1996 and re<:orded Apri126, 1996 in Libor
of Deeds 11771 at Page 333 ar the Office of the Register for Suffolk County.
~ TOGETHER with all right, title and interest, if any, of the pony of the first part in and to any
streets and roads abutting the about described promises to the center lines thereof;
TOGETHER with the appurtenances and all the estate and rights of the party of the first part in
and to said premises;
SUBJECT TO coverumta, restrictions, easements and declarations of record affecting said .

TO HAVE AND TO HOLD the premises herein gramed unto the party of the sernnd part, the
heirs or successors and assigns of the patty of the second part forever.
AND the party of the fast part covenants that the party of the fast part has rwt done or suffered

aforesaid.
AND the pony of the fast part, in cempliarx:c with Section 13 of the Lien Law, hereby covenants
that the pony of the first pari will receive the consideration for this conveyance and will hold the
right to receive such rnnsideradon as a wst fund to be applied first for the purpose of paying the
rnst of the improvement and will apply the same fast to the payment of the cost of the
improvement before using any pan of the total of the same for any other purpose.
The word "party" shall be construed as if it read "parries" whenever the sense of thin indenture
so requires.
