This Indenture, made the day of April, Two Thousand and Seven,
BETWEEN
PETER R. STOUTENBURGH, residing at 2885 Indian Neck Line, Pcwnic, New
York 11958:
i party of the first pan, and
1.S851NDIAN NECK LANE, LLC, a New York limited liability corporation, having
an address at 2885 Indian Ncck Lane. Peconic, New York 11958
party of the second part,
W17'NESSETH, that the parry of the first part, inconsideration of Ten Dollars and
other valuable consideration paid by the party of the second part, does hereby grant
and release unto the party of the second part, the heirs or successors and assigns of

PREMISES ALSO known as 28851ndian Neck Lane, Peconic. New York.
BEING AND INTENDED TO BE the same premises conveyed to the Grantors by
~ Deed dated August 24, 1979 and rewrdcd in the Suffolk County Clerk's Office on
September 5, 1979 in Liber 8688 page 63, the Grantors being the same persons
described as the Grantees in said Deed.
Together with all right, title and interest, if t?ny, of the parry of the first pan in ttnd to
any streets and roads abutting the above-described premises to the center lines thereof;
Together with the appurtenances and all the estate and rights of the party of the first
part in and to st?id premises;
To have and to hold the premises herein granted unto the pony of the second part, the
heirs or successors and assigns of the party of the second part forever.
And the party of the first part covenants that ?he parry of the first part has not dune or
suffered anything whereby the said premises have been encumbered in any way
whatever, except as aforesaid.
And the party of the first part, in compliance with Section 13 of the Lien Law,
covenants that the party of the first port will receive the consideration for this
conveyance and will hold the right to receive such consideration as a trust fu??d to be
applied first for the purpose of paying the cost of improvement and will apply the
same first to the payment of the cost of the improvement before using any part of the
total of the same for any other purpose. The word "party" shall be construed as if it
read "parties" whenever the sense of this indenture so requires.

ALL that certatin plot, piece or parcel of land, with buildings and improvements thereon
erected, situate, lying and being at Peconic, in the Town of Southold, County of Suffolk
and State of New York, bounded and described as follows:
BEGINNING at a point on the easterly side of Indian Neck Lane said point being distant
75.W feet southerly from the southerly line of land of John Pontino, said point also being
where the southerly line of land of the Town of Southold intersects the said easterly side
of Indian Neck Lane and from said point of beginning:
RUNNING THENCE along the southerly line of land of Town of Southold the following
two courses and diswnces:
(1) South 84'29'00" East 175.00 feet:
(2) North 81'51'50" East 278.21 feet to the land of Mary Kull;
THENCE along the westerly and northerly lints of land of Mary Kull the following three
courses and distances:
(I) South 8'22'30" East 181.68 feet:
(2) South 72'8'W" West 231.86 feet:
(3) South 86' 14'00" West 241.67 feet to the easterly side of Indian Neck lane;
THENCE along the easterly side of Indian Neck Lane the following two courses and
distances:
(1) North 2'04'40" West 214.35 feet;
(2) North I I'42'S0" West 28.40 feet to the point or place of BEGINNING.
