ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon
erected, situate, lying and being at Peconic, Town of Southold, County of Suffolk and State of
New York, and being more particularly bounded and dcscribc~d as follows:
BEGINNING at a point on the easterly side of Indian Neck Lane distant 373.66 feet southerly
from the comer formed by the intersection of the said easterly side of Indian Neck [.arse with the
southerly side of Spring Lane;
RUNNING THENCE North 69 degrees 24 minutes 00 seconds East, 683.59 feet to the westerly
side of Richmond Creek;

RUNNING THENCE in a genernl southerly direction along the westerly side of Richmond Creek
the following four (4) courses and distances:
I) South 79 degrees 30 minutes 59 seconds East, 98.1 I feet;

3) South 32 degrees 17 minutes 35 seconds East, 22.08 feet;
4) South 17 degrees 04 minutes 33 seconds West, 45.68 feet;
KUNNING THENCE South 69 degrees 24 minutes 00 seconds West, 76!.72 feet to the easterly
side of Indian Nwk Lane; and
RUNNING THENCE North 24 degrees 00 minutes 00 seconds West along the easterly side of
• Indian Neck Lane, 150.00 feet to the point or place of BEGINNING.
BEING AND 1N1'ENDED 1'O BE the same premises conveyed to the party of the first part by
decd dated March 1, 2007, and recorded March 8, 2007, in the Office of the Suffolk County
Clerk in Liber 12495, Page 561.
TOGETHER with all right, title and interest, if any, of the parry of the first part in and to any

premises; TO FIAVE AND TO HOLD the premises herein granted unto the party of the second
part, the heirs or successors and assigns of the party of the second part forever.

anything whereby the said premises have been encumbertxl in any way whatever, except as
aforesaid.
AND the party of the first part, in compliance with Section 13 of the Licn Law, covcrtants that
the party of the first part will receive the consideration for this conveyance and will hold the right
to receive sut:h consideration as a trust fund to be applied first for the purpose of paying the cost
of the improvement and will apply the same first to the payment of the cost of the improvement
before using any part of the total of the same for any other purpose.
The word "patty" shall be construed as if it read "parties" whenever the sense of this indenture so
requires.
