Berkoski: THENCE North 42" 27' West along last mentioned lands a distance of 123.0 feet to a monument and land now or formerly of George Berkoski; THENCE the following two courses and distances along last mentioned lands: I. North 42" 27' West a distance of 55.0 feet to a monument; 2. South 43" IS' SO" west a distance of 192.19 feet to a monument and land now or formerly of A. Reinhart; THENCE the following two courses and distances along last mentioned lands: I. North 37" 54' West a distance of 45.00 feet to a monument; 2. South 49" 54' West a distance of 188.80 feet to a monument and lands now or formerly of L.A. Gozelski; THENCE the following two courses and distances along the last mentioned lands: I. And the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the first part will receive the consideration for this conveyance and will hold the right to receive such consideration as a trust fund to be applied first for the purpose of paying the cost of improvement and will apply the same first to the payment of the cost of the improvement before using any part of the lotal of the same for any other purpose. The word 'party. shall be eonslrued as if it read "parties" whenever the sense of this indenture so requires.
