WITNESSETH, that the party of the first part, in consideration ofTen Dollars ($ 10.00) and other good and

part, the heirs or successors and assigns of the party of the second part forever,

Map entitled "Map of Beixedon Estates, Town of Southold, SufTolk County, N.Y., Property of Grace R. Nickles,
formerly Grace Rogers DcBeixedon", made by OUo W. Van Thyl, Licensed Surveyor, and filed in the Suffolk County
Clerk's Office on March 16, 1946, as Map No. 1472, as and by I.ot Numbered One in mock Numbered Six on said
Map.
TOGETHER with the right to pass and repass over the roads, strcc:ts and avenues shown on said Map, and the right,
in common with other owners of the Lots shown on said Map, to use the beaches designated on said Map as Plot A
and Plot B respectively, solely for recreation and not for eommereial purposes.
SUBJECT to a Iifu estate herein rcserved by party of the first part.
BEING and intended to be the samc premises as conveyed to HELEN LUBRANO and ANTHONY LUBRANO (then
her husband and since deceased) by Deed dated April 2, 2002 and recorded in the Office of the Clerk of SuITolk
County on May 4, 2002 in Libcr 0000 12184 atl'age 110. ANTHONY LUBRANO died on November 22, 2006 , a
resident of Pasco County, Florida.
SAID premises being known as nnd by street number 530 Rogers Rood, Southold, New York;
TOGETHER with all right, titlc and interest, ifany, of the party of the first part in and to any streets and
roads abulling thc above described premiscs to the center lines thereof;
TOGETHER with the appurtenances ond all the estate and rights of the party of the first part in and to said
premises;
TO 11..1. VE AND TO HOLD the premises herein granted unto the party of the second part, Ihe heirs or
successors and assigns of the party ofthe second part forever.

AND the party of the first part, in complianec with Seclion 13 of the Lien Law, covenants thai the party of
