WITNESSETH,that the party of the first part,in consideration of Ten Dollars and other valuable consideration
paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs
or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,
lying and being bvbx near Mattituck, Town of Southold, County of Suffolk,
State of New York, bounded and described as follows-
BEGINNING at a point in the northerly side of Peconic Bay Boulevard
where the westerly line of land formerly of Harry Martin intersects
said northerly side of Peconic Bay Boulevard,
RUNNING THENCE along the northerly side of Peconic Bay Boulevard
South 42 degrees 01 minute 00 seconds West 69.96 feet to land now
or formerly of Charles F. Lewis formerly Carlton Prankard;
THENCE along said land North 18 degrees 46 minutes 50 seconds West
404.78 feet to land of the Roman Catholic Diocese of Brooklyn,
formerly Carlton Prankard;
THENCE along said land North 42 degrees 20 minutes 00 seconds Eas t_
70.00 feet to land formerly of Harry Martin;
THENCE ALONG . said land South 18 degrees 45 minutes 00 seconds East
404.47 feet to the northerly side of Peconic Bay Boulevard, the
point or place of BEGINNING.
TOGETHER with an unobstructed right of way to and from Peconic Bay
Boulevard to Peconic Bay over a strip of land about twentyfive ( 25)
feet in width, bounded North by Peconic Bay Boulevard, South by
Peconic Bay, West by land now or formerly of Samuel H. Cummings and
East by land now or formerly of Samuel H. Cummings and East by land
now or formerly of Henry Gildersleve.
TOGETHER with all right, title and interest, if any, of the party of the first part of, in and to any streets and
roads abutting the above-described premises to the center lines thereof; TOGE'T'HER with the eopurtemme"
and all the estate and rights of the party of the first part in and to said premiees; TO HANV ATPD TO
HOLD the premises herein granted unto the party of the second part, the heirs or enema-Ora end aesi5w of

AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien LAw, covennntn that the party of
the first part will receive the consideration for this conveyance and will hold the right to receive such consid-
eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply
the same first to the payment of the cost of the improvement before using any part of the total of the esme for
any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
