Lipsio and Beatrice Lipsio, his wife; thence South 691 13 ' 10" West along said last mentioned land 139 .05 feet to a monument on the Easterly line of Bray Avenue; and thence North 200 46 ' 50" West along the Easterly line of Bray Avenue 75 feet to the point or place of beginning. TOGETHER with the privilege in common with others to use a right of way leading from the Boulevard, so called, to Peconic Bay, which said privilege is contained and recited in deed to George I. Tuthill, et al, dated April 17, 1928 and recorded August 13, 1928 in Suffolk County Clerk's Office in Liber 1368 of deeds, at page 24.
