paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs

ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,

\ certain map entitled "Amended Map of Property of Mattituck Park Properties, Inc.,
Mattituck, New York" made by Daniel R. Young, Surveyor, which said map was
filed in the Office of the Clerk of the County of Suffolk on January 12, 1926 as Map
No. 801, known and designated as and by part of Lot #1 and the westerly 15 feet of
Lot # 2, which said parts of said lots, when taken together are bounded and des-
cribed as follows:
BEGINNING at a point in the southerly line of Main Road, distant 78 feet
westerly from the corner formed by the intersection of the southerly line of Main
Road with the westerly line of Sigsbee Road;
RUNNING THENCE South 200 311 50" East, along land now or formerly of
Dickerson, 165. 59 feet to land now or formerly of Hale;
THENCE South 690 211 20" West, along land last mentioned, 61.64 feet to
land now or formerly of Husing;
THENCE North 200 291 00" West, along last mentioned land, 152. 84 feet
to the southerly side of Main Road (Rte 25) as widened;
THENCE Northerly and easterly along the southerly and southeasterly side
of Main Road (Rte 25) as widenhd, the following two courses and distances:
(1) North 530 281 East, 47. 17 feet;
(2) North 700 121 10" East, 16. 19 feet to the point or place of BEGINNING.
The Grantor herein is the same person as the Grantee in Deed dated 5/24/74.
recorded 5/29/74 in Liber 7645 cp 286.
TOGETHER WITH rights in common with others to use a parkas shown on
Map of Sigsbee Park as set forth in Libe%V5 cp 286.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and
roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances
and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO
HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of
the party of the second part forever.
AND the party of the first part covenants that the party of the first part;has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the;party of
the first part will receive the consideration for this conveyance and will hold the right to receive such consid-
eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply
the same first to the payment of the cost of the improvement before using any part of the total of the same for
any other purpose.
The word "party" shall he cons d as if it read "parties" whenever the sense of this indenture so requires.
