WITNESSETH, that the party of the first part, in consideration of

BEGINNING at a point on the easterly line of Marlene Lane , 218 .44
feet southerly along said easterly line from the southeasterly line
of the Main Road, being the southwesterly corner of land conveyed,
or about to be conveyed by the parties of the first part to Ann
Skuro; and running along said land N. 69° 20 ' 50" E. 136 . 20 feet to
land now or formerly of Huttenlocher; thence along said land two
courses as follows : (1) S . 24° 02 ' 40" E . 78 . 58 feet to a monument ;
thence (2) S. 23° 03' 50" E. 1, 1 . 65 feet ; thence along land of
Edward G. Abitz S . 690 20 ' SO" W. 143. 73 feet to said easterly line
of Marlene Lane ; thence along said easterly line of Marlene Lane
N. 200 39 ' 10" W. 150 . 0 feet to the point of beginning.
TOGETHER with an easement for passage between Peconic Bay Boulevard
and Peconic Bay over a certain 10 foot right of way, in common with
all others now having such right of way and those to whom hereafter
such right of way and easement may be granted, which right of way is
more particularly described as follows :
ALL that parcel of land situate near Mattituck, Town of Southold,
Suffolk County, New York, bounded and described as follows :
The westerly line of subject 10 foot right of way is described as

s5 Beginning at a point on the southerly line of Peconic Bay Boulevard,
200 . 20 feet westerly along said line from the northeasterly corner of
land of Haggarty Estate; and running along said land of Haggarty
Estate on a line parallel to the easterly line of said land of
II Haggarty Estate and 200 .0 feet westerly therefrom S. 20° 23' 00" East

Bay; the westerly line of said 10 foot right of way is parallel to

Said easement is subject to the following covenants and conditions :
1 . Said easement is for foot travel only.

2 . It shall not be obstructed in any way and the maintenance thereof
shall be the joint responsibility of all those having a right to

II3. Said easement shall be perpetual and shall run with the land but
no easement or rights in said right of way shall vest in the
general public . It shall be a private right of way .

premises more particularly described in Park Dedication Deed from
