ALL those two certain lots or parcels of land designated and shown as numbers
7 and 8 upon a certain map entitled, "Map of Property of Ravatone Realty Corporation,
Laurel, L.I. , N.Y. , Dudley Park, made and surveyed by Daniel R. Young, P.E. , and
L.S. , May, 1927", and filed in the Office of the Clerk of the County of Suffolk
on September 17, 1928 as Map No. 212, more particularly bounded and described by
said Map as follows: _
/ BEGINNING at a point on the southeasterly side of Peconic Bay Boulevard,
which is the northeasterly corner of land now or late of C.J. McNulty; and running
thence north 48 degrees 58 minutes east along the southeasterly side of Peconic
Bay Boulevard 117 and 70/100 feet to a stake at the northwesterly corner of lot
number 6 on the said map; thence south 18 degrees 39 minutes east along said lot
number 6, 490 and 80/100 feet to a stake at the line of mean highwater of Peconic
Bay; thence south 49 degrees 22 minutes 30 seconds west along the line of mean
highwater of Peconic Bay 113 and 76/100 feet to a stake at the southeasterly corner
of land now or late of said McNulty; and thence north 19 degrees 2 minutes west
along land of said McNulty 488 and 6/10 feet to the point or place of beginning.
BEING the same premises described in a deed from Ravatone Realty Corporation
to John Horni and Susan F. Horni, dated May 6, 1929 and recorded in the Suffolk
County Clerk's Office, May 6, 1929 in Liber 1430 at page 341.

ALL that lot or parcel of land, bounded and described as follows:
BEGINNING at a point on the southeasterly side of Peconic Bay Boulevard,
which point is the northwesterly corner of lot number 8, designated as such on a
certain map entitled, "Map of Property of Ravatone Realty Corporation, Laurel,
L.I. , N.Y. , Dudley Park, made and surveyed by Daniel R. Young, P.E. , and L.S. ,
May, 1927", and filed in the Office of the Clerk of the County of Suffolk on
September 17, 1928, as Map No. 212, thence southerly, along the westerly side of
lot number 8 to the line of mean highwater of Peconic Bay; thence westerly along
the line of mean highwater of Peconic Bay to a point which is the intersection of
the line of mean highwater of Peconic Bay and a line drawn southerly from the
southeasterly side of Peconic Bay Boulevard, being parallel with the westerly
line of lot number 8 aforesaid and being for its entire distance 50 feet from the
said westerly line of lot number 8 aforesaid, thence northerly along the said line
which is parallel to and 50 feet westerly from the westerly side of lot number 8
to the southeasterly side of Peconic Bay Boulevard, and thence northeasterly along .
the southeasterly side of Peconic Bay Boulevard to the point or place of beginning.
BEING the same premises described in a deed from Charles J. McNulty and
Annie B. McNulty to John Horni and Susan F. Horni, dated September 27, 1930
and recorded in the Suffolk County Clerk's Office, September 27, 1930 in Liber
1529 of page 340.
Together with all the right title and interest of the party of the first
part in and to Peconic Bay Boulevard, adjoining said Parcels A and B, to the
center line thereof.
Together with all the right title and interest of the party of the first
part in and to land under the waters of Peconic Bay, adjoining said Parcels A and
B on the south, to the mean highwater mark.
John Horni, with whom said Susan F. Horni owned said Parcels A and B as
tenants by the entirety, died on April 17, 1949;
