BEGINNING at a point on the boundary line between land of the
party of the first part and land of Battenfiela, 230.0 feet ,southerly
along said boundary line from Peconic 'Bay Boulevard, said point of begin
ning being the southerly corner of premises of Goodwin; from said point
of beginning running along said premises North 31° 40' 40" East, 54..52
feet; thence the following three courses: (1) South 5800' East, 10.0
feet- thence (2) South 31° 40' 40" West, 50.41 feet; thence (3) South
12° 9' 20" East, 288.51 feet to a point 1.0 feet southeasterly of a
bulkhead; thence on a line 1.0 feet southeasterly from said bulkhead

AN UNDIVIDED one "third (1/3) interest, with the owners of Lot4 3
and 4 in the beach described as follows:
BEGINNING at a point on the boundary line between land of the
party of the first part and land of Battenfield, 532.32 feet southerly
along said boundary line from Peconic Bay Boulevard; running thence on
a line 1.0 feet southeasterly from a bulkhead North 33° 13' East, 60.0
feet; thence South 12° 29' 20" East, 156 feet, more or less, to ordin-
ary high water mark of Peconic Bay; thence southwesterly along said hi&
water mark 60.0 feet, more or less, to said land of Battenfield; thence
along said land North 12° 29' 20" West, 156.0 feet, more or less, to
the point or place of beginning.

BEING AND INTENDED TO BE/the same premises conveyed to the
igrantors herein by deed dated April 1, 1968, and recorded April 11,
1968, in the Suffolk County Clerk' s Office in Liber 6330 of deeds at
page 261.
SUBJECT to covenants and restrictions of record affecting said
premises.
SUBJECT, also, to the following covenants and restrictions:
1. (a) That the house to be constructed on this lot shall be a
1-1/2 or 2-story, of colonial architecture , with the front facing west-
erly, and with the garage facing Peconic Bay Boulevard, and with the
rear at least 10 feet from the easterly side line. The house shall be
located where the grantor herein has placed marking stakes.
(b) That well and cesspools, as well as location of the house,
shall be approved by the grantor herein.
(c) That the location of the driveway shall be approved by the
grantor herein.
(d) That no trees will be destroyed without the permission of
the grantor herein.
2. That boats owned by lot owners shall not be moored in front of
grantor' s beach.
3. That asbestos shingles will not be permitted on any building.
4. That the picket fence along Peconic Bay Boulevard shall remain
intact, except for driveway areas , and that the maintenance thereof
shall be borne equally between owners of the Lots numbered 2, 31 4 and
5.
5. That the grantor herein will notunreasonably withhold approval
or permission of the above restrictions in Item No. .l.
6. The grantor herein agrees that no further restrictions, or modi-
fications thereof, will be placed on subject premises unless applied for
by the owner of said premises.
