Moore and Robert R. Leslie and/or their heirs and assigns, for
vehicles and other lawful uses , over the following described right
of way:
BEGINNING at a point on the southeasterly side of Peconic Bay Boule-
vard distant North 480 46 ' 50" Last, 92 . 15 feet when measured along
the southeasterly side of Peconic Bay Boulevard from a point where
the easterly side of land now or formerly of J. Cardinale intersects
the southeasterly side of Peconic Bay Boulevard and from said point
of beginning running thence along the southeasterly side of Peconic
Bay Boulevard North 48° 46 ' 50" East, 15 . 70 feet; running thence
South 23° 58 ' 30" Fast, 260. 11 feet; running thence South 66° 01 '
30" West, 5 .00 feet; running thence South 23° 58 ' 30" East, 190.93

feet to the southeasterly side of Peconic Bay Boulevard at the point

TOGETHER with the right to use, t;ie following described foreshore area
' C at the southwesterly corner of premises of Michael and Jean Mastropolo
" for beach purposes , which foreshore area is bounded and described as
follows :

BEGINNING at the southwesterly corner of premises of Michael and Jean
Mastropolo; running thence along Great Peconic Bay North 330 08 ' 50"
East, 22 .5 feet ; running thence North 23° 58 ' 30" West, 20.00 feet; rm
ning thence South 33° 08 ' 50" Nest, 22 .5 feet ; running thence South 23'
58 ' 30" East, 20.00 feet, to the point or place of BEGINNING.
The said foreshore area is subject to the restrictions which shall run
with the land that cabanas or other structures shall not be erected on
said foreshore area. The said right of way and foreshore area are for
the sole purpose of permitting the use of said right of way and foresh,
area to the owners of the four parcels which bound said right of way.
No right whatever shall be granted to any other persons other than own
of one of said parcels to use said righ� of way and said foreshore are.
The within conveyance is also subject to the following restrictions
which shall run with the land, to wit:
1. Any residential structure erected on the premises first above des-
cribed shall have a minimum of 1200 square feet of living space; shall
have a basement under at least fifty per cent (50`/,) of the dwelling ar:
and a crawl space of not less than four (4) feet under the balance of
the dwelling (not including an attached garage) ; shall have a central
heating system (or if electricity, the same shall be capable of main-
taining a temperature of 70 degrees inside the dwelling when the temper
ture is zero degrees outside) ; and the cost of construction of said
residence shall not be less than $25 ,000.00 (exclusive of land cost) .
2. Said residential structure shall be for the use of a single family
only.
3. The cost of reasonable maintenance, snow removal and repairs of
aforesaid right of way shall be shared equally by the respective owner=
of all of the four parcels which abut the said right of way.
