MC FEELY, residing at 44 Dorchester Road, Rockville Centre, New York, and MARY F. MC FEELY, his wife, residing at same address, Ian - a - � parry of the second part, WITNESSETH, that the party of the first part, in consideration of Ten Dollars and other valuable consideration paid by the party of the second pan, does hereby grant and release unto the party of the second part, the heir or successors and assigns of the party of the second part forever, ALL that certain plot, piece or parcel of land, with the buildings and improvements themon ereeted, situate, lying and being lockbox at Laurel , in the Town of Southold, County of Suffolk and State Of ca+ New York, bounded and described.as follows: r` BEGINNING at a monument on the southerly side of Peconic Bay Boulevard, where the division line between premises herein described and land now or formgg���y,�t�,,p�f Rosin intersects the southerly side of Peconic Bay Boulevard; running thetRr€AA60 48' 20 East, along the southerly side of Peconid Bay Boulevard, 189.32 feet to a monument and land now or formerly of Rozansky; thence along said last mentioned land, the following three (3) courses and distances: 1 . South 19° 22' 50" East, 327.37 feet to a point; 2. South 220 06' 20" East, 105.18 feet to a point; 3. South 19° 22' 50" fast, 6.00 feet to the ordinary highwater mark of Great Peconic Bay; thence along the ordinary high water mark of Great Peconic Bay, a tie line course and distance of South 410 02' 00" West, 198.44 feet to land now or formerly of Liquori ; thence North 200 04' 50" West, along said last mentioned land and along land now or formerly of Rosin, 460.00 feet to the monument on the southerly side of Peconic Bay Boulevard, at the point or place of BEGINNING. The aforesaid premises are shown as an unnumbered plot on a certain map entitled "Map of Property of Eliza B. Monfort, situate at Mattituck, Suffolk County, New York" filed in the Suffolk County Clerk's Office on 5/11/1910 as Map No. 506. TOGETHER with all right, title and interest, if any, of the party of the fust part in and to any streets and reads abutting the above described premises to the center lines thereof; TOGETHER with the app and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TOHOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of the parry of the second pan forever. AND the parry of the first part covenants that the party of the first part has not done or suffered anything whereby the said premises have been encumbered in any way whatever, except as aforesaid. AND the parry of the fust part, in compliance with Section 13 of the Lien Law,covenants that the party of the firs pan will receive the consideration for this conveyance and will hold the right to receive such consideration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply the same first to the payment of the cost of the improvement before using any part of the total of the same for any other purptm The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requite.
