BEGINNING at a point distant the following two courses and distances
from a point on the northerly side of Peconic Bay Boulevard where
same is intersected by the easterly side of land now or formerly
of Z. M. Woodhull and the westerly side of land now or formerly of
Beatrice M. Wasson & Irving Kahn: (1) North 20 degrees 19 minutes
West 450.60 feet and (2) North 57 degrees 33 minutes 50 seconds East
35 feet, said point of beginning being along the common line which
divides the northerly side of said land now or formerly of Wasson &
Kahn and the southerly side, o£,11and now or formerly of A. Wilcenski,
and from said true point of beginning running thence, along said
land of Wilcenski, North 57 degrees 33 minutes 50 seconds East
285.40 feet; thence, South 09 degrees 12 minutes 20 seconds East
117. 19 feet; thence, along the northerly side of Wendy Drive, a
private Road, the following: (1) South 54 degrees 41 minutes 00 seconds
West 61.01 feet; (2) southwesterly, along a curve which bears to the

the point or place of BEGINNING.
TOGETHER with an easement over Wendy Drive, a private Road, for
access in and to Peconic Bay Boulevard, which said private road
is more particularly bounded and described as follows:
BEGINNING at the southeasterly corner of the above described parcel

curve which bears to the right and has a radius of 50 feet a distance

bears to the left and has a radius of 17 .93 feet, a distance of
34.02 feet; thence, along the northerly side of Peconic Bay Boulevard,
South 50 degrees 59 minutes West, 102.79 feet; thence, northerly along
a curve which bears to the left and has a radius of 34.86 feet, a
distance of 42. 38; thence, North 20 degrees 19 minutes West 208. 93
feet; thence, northerly along a curve which bears to the right and

a curve which bears to the left and has a radius of 36.50 feet, a
distance of 28.46 feet; thence, northeasterly along a curve which
bears to the right and has a radius of 50 feet, a distance of 38. 99
feet; thence North 54 degrees 41 minutes East 61.01 feet to the
point or place of BEGINNING.
Being and intended to be the same premises conveyed to the party
of the second part by deed dated October 7, 1968 and recorded in
' the office of the Clerk of Suffolk County on October 8, 1968 in
Liber 6433 of deeds at page 206.
