TOGETHER with all the right, title and interest of the party of the first part in and to Peconic Bay Boulevard adjoining said premises to the center line thereof. TOGETHER with all the right, title and interest of the party of the first part, if any, in and to the lands under water of Great Peconic Bay adjoining said premises and any and all riparian right in said Bay, if any. SUBJECT to covenants, restrictions and agreements of record.
