Lot, WITNESSETH,that the party of the first part, in consideration of Ten Dollars and other valuable consideration

ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,

BEGINNING at a monument set in the southerly side of Peconic Bay
v� Boulevard, at the northwesterly corner of lands now or formerly of
William H. Wasson and distant southwesterly about 1350 feet from
Bray Avenue; running thence South 18 degrees 42 minutes 00 seconds
East 436. 0 feet along lands of William H. Wasson through a monument
to ordinary high water mark of Great Peconic Bay at the bulkhead;
running thence South 40 degrees 25 minutes 10 seconds West 67. 92
feet along ordinary high water mark at the bulkhead on Great Peconic
Bay to a point; running thence North 19 degrees 23 minutes 50 seconds
West 441. 91 feet along lands of Natalie C. Schott to a monument on
the southerly side of Beconic Bay Boulevard; running thence North 46
degrees 48 minutes 20 seconds East 70 . 0 feet through a monument
along the southerly side of Peconic Bay Boulevard to the monument at
the point of BEGINNING.
TOGETHER with all the right, title and interest of the party of the
first part in and to Peconic Bay Boulevard adjoining said premises
to the center line thereof.
TOGETHER with all the right, title and interest of the party of the
first part, if any, in and to the lands under water of Great Peconic
Bay adjoining said premises and any and all riparian right in said
Bay, if any.
SUBJECT to covenants, restrictions and agreements of record.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and
roads abutting the above described premises to the center lines thereof; "T'OGE'THER with the appurtenances
and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO
HOED the premises herein granted unto the party of the second part, the heirs or successors and assigns of

AND the party of the first part covenants that the party of the first part has not done or suffered anything
{ whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of
the first part will receive the consideration for this conveyance and will hold the right to receive such consid-
eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply
the same first to the Ilayment of the cost of the improvement before using any part of the total of the same for
any other purpose. .

The word "limy"shall be construed as if it read "parties" whenever the sense of this indenture so requires.
