WITNESSETH,that the party of the first part,in consideration of Ten Dollars and other valuable consideration
paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs
or successors and assigns of the party of the second part forever,

lies North 46 0egrees 48 ,minutes 20 seconds East as measured along the northwest
line of Peconib Bay Boulevard 450 feet northeasterly from a monument at the point
of intersection of the northwest line of Peconic Bay Boulevard and the east line
of lands formerly of J. Pasternak; and from said point of beginning
RLMING THENCE North 43 degrees 11 minutes 40 seconds West 250 feet along lands
of Fisher, formerly of Krivacsy to a monument;
TAX MAP THENCE North 46 degrees 48 minutes 20 seconds East 57.60 feet to a monument;
DESIGNATICE THENCE North 48 degrees 23 minutes 50 seconds East 42.42 feet to a point (the
last two courses being along lands now or formerly of E. and B. Cooper) ;

SUFFOLK Being the same premises conveyed to John F. Ingellis and Lydia M. Ingellis, his
CDLNPY wife, (party of the first part) by deed from William H. Wasson dated September
13, 1961 and recorded September 18, 1961 in Liber 5050 of Conveyances at page
` 39 in the Office of the Clerk of the County of Suffolk; the said John F.
Ingellis having died a resident of Nassau County on June 7, 1973.

TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and
roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances

HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of
the party of the second part forever. *Together with a right of way in common with
others from Great Peconic Bay Boulevard to Great Peconic Bay over a stri
of land 12 feet in width lying between lands now or formerly of Edward

the first part will receive the consideration for this conveyance and will hold the right to receive such consid.
