TOGETHER WITH and as an appurtenance to the premises hereinbefore described a right-of-way for ingress and egress to and from Peconic Bay Boulevard, 15 feet in width, to be used in common by the parties hereto and others, the southerly side of which said right-of-way is in part the northerly line of the right-of-way described in the paragraph last above and the westerly line of which said 15 feet right-of-way is the westerly line of property conveyed by Emily H. Terrell Talmage to W. Harry Lister, by Deed dated November 29,1951 and recorded in the Office of the Clerk of Suffolk County in Liber 3298 of Deeds at Page 65 on December 7, 1951.
