before described, a right-of-way for ingress and egress over
lands this day conveyed by the parties of the fust part to
Howard M. Brush and Elsie H. Brush, his wife, bounded and
described as follows:
BEGINNING at the northwesterly corner of the premises
hereinabove described; RUNNING, THENCE along the westerly
Tine of the premises hereinabove described, South 16 degrees
39 minutes East, 10. 0 feet to a point; RUNNING THENCE across
sAid land this day conveyed to Howard M. Brush and Elsie H.
Brush, his wife, South 74 degrees 12 minutes 10 seconds West,
59. 25 feet, more or less, to the easterly line of land now or
e formerly of C. F. Lampe; RUNNING THENCE along the said easterly line
of land now or formerly of C. F. Lampe, North 17 degrees 29
minutes 50 seconds, West, 10. 0 feet more or less, to a concrete
monument set at the southwesterly corner of another right-of-way,
described in the paragraph next below; RUNNING THENCEalong the
sDutherly line of the said right-of-way described in the paragraph
next below and the southerly line of land now or formerly of
Mormile, North 74 degrees 12 minutes 10 seconds East, 59.49 feet to '
the point or place of beginning. The westerly 10 feet of the
right-of-way described in this paragraph is subject to rights
of others to pass and repass over the said westerly 10 feet for
ingress and egress to and from Peconic Bay Boulevard and
Great Peconic Bay and for bathing and beaching purposes, and for
embarking and disembarking from small boats, all as set forth in
Deed recorded in Suffolk County Liber of Deeds 3581 at page 473.
TOGETHER WITH and as an appurtenance to the premises hereinbefore
described a right-of-way for ingress and egress to and from
Peconic Bay Boulevard, 15 feet in width, to be used in common by
the parties hereto and others, the southerly side of which said
right-of-way is in part the northerly line of the right-of-way
described in the paragraph last above and the westerly line of which
said 15 feet right-of-way is the westerly line of property conveyed
by Emily H. Terrell Talmage to W. Harry Lister, by Deed dated
November 29,1951 and recorded in the Office of the Clerk of Suffolk
County in Liber 3298 of Deeds at Page 65 on December 7, 1951.
BEING AND INTENDED TO BE the same property conveyed to the party
of the first part by deed dated July 22, 1954, and recorded in
Suffolk County Clerk' s Office in Liber 3740 page 131 on August
12, 1954.
