WITNESSETH,that the party of the first part,in consideration of Ten Dollars and other valuable consideration
paid by the party of the second part, doe hereby grant and release unto the party of the second part, the heir
or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,
lying and being in the Town of Southhold, County of Suffolk, State of N.Y.

• ALL that certain plot, piece or parcel of land, situate, lying and
being in the Town of Southold, Suffolk County, New York, comprising
(19- a portion of the tract on the east side of Bray Avenue (105 and 106)
bounded and described as follows :
BEGINNING at a point on the southerly side of Albo Drive 72.20 feet
Dist 1000 easterly along said southerly side, from the easterly end of the
Sec 126 curve connecting the southerly side of Albo Drive with the easterly
Block 3 . side of Wells Road, said point being at the division line between the
Lot 18 northeast corner of land now or formerly of Gerard F. and Jean J.
Bohlander and the northwest corner of the hereinafter desetibed parcel; I
running thence along said southerly line of Albo Drive, North 69 de-
grees 13 minutes 10 seconds East 99.25 feet; thence along land now or
formerly of Katherine Baylis Tuthill South 20 degrees 46 minutes 50
G. seconds East 143.50 feet to land of Husing; thence along said land of
OHusing, South 65 degrees 09 minutes 50 seconds West 94.91 feet to a
monument; and thence along land now or formerly of .Gerard F. and Jean
J. Bohlander, North 22 degrees 31 minutes 40 seconds West 150.28 feet

simulteously with the conveyance herein.

TOGETHER with all right,title and interest, if any, of the party of the first part of, in and to any strata and
roads abutting the above-described premises to the center lines thereof; TOGETHER with the appurtenances
and all the estate and rights of the party of the first part in and to said premises; TO HAVY AND TO
HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of
the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of
the first part will receive the consideration for this conveyance and will hold the right to receive sneh consid-
eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply
the same first to the payment of the cost of the improvement before using any part of the total of the same for
any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
