BEGINNING at a point on the westerly side of a 16-foot Right-of-Way
at the northwest corner of the herein described premises, said point
or place of beginning being also distant 120.09 feet southerly as
measured along the westerly side of said 16-foot Right-of-Way from
the corner formed by the intersection of the southeasterly side of
Peconic Bay Boulevard and the westerly side of said 16-foot Right-
of-Way; running thence from said point or place of beginning, North
73 degrees, 14 minutes, 00 seconds East, 8 feet; thence South 16
degrees, 46 minutes, 00 seconds East along the center line of said
16-foot Right-of-Way, 91.00 feet; thence South 73 degrees, 14 min-
utes, 00 seconds West partly across said 16-foot Right-of-Way and
along land now or formerly of E.G. Belz, 83.0 feet to land now or
formerly of McGowan; thence along said last mentioned land the
following two courses and distances; (1) North 16 degrees, 46 min-
utes, 00 seconds West, 55.0 feet, (2) North 73 degrees, 14 minutes,
00 seconds East, 75.0 feet to the westerly side of said 16-foot
Right-of-Way, and thence along the westerly side of said 16-foot
Right-of-Way North 16 degrees, 46 minutes, 00 seconds West, 36.0
feet to the point or place of BEGINNING.
SUBJECT to and with benefit of an Easement Agreement dated May 30,
1975 made between Margaret P McGowan and Thomas J. Sheehan, the
party of the first part herein, which Easement Agreement is intended
to be recorded simultaneously with this Deed.
BEING the same premises conveyed to the party of the first part by
deed, Liber 2354, cp. 148, Suffal? County.
Together with all right, title and interest, if any, of the party of the first part in and to any streets and roads abutting
the above described premises to the center lines thereof; Together with the appurtenances and all the estate and
rights of the party of the first part in and to said premises;To Have And To Hold the premises herein granted unto the
party of the second part,the heirs or successors and assigns of the party of the second part forever.
And the party of the first part covenants that the party of the first part has not done or suffered anything whereby the
said premises have been encumbered in any way whatever,except as aforesaid.
And the party of the first part, in compliance with section 13 of the Lien Law, covenants that the party of the first
part will receive the consideration for this conveyance and will hold the right to receive such consideration as a trust
fund to be applied first for the purpose of paying the coat of the improvement and will apply the same first to the pay-
ment
ayment of the cost of the improvement before using any part of the total of the same for any other purpose.
The word "party"shall be construed as if it read"parties"whenever the sense of this indenture so requires.
