jTHIS INDENTURE, made the 9th day of May nineteen hundred and seven —three
BETWEEN
IRVING KAHN and BEATRICE M. WASSON, d/b/as ROLLINGWOOD ESTATES,
with offices at 810 East Main Street, Riverhead, N.Y.
party of the first part, and WARREN HEFFNER and PAULINE HEFFNER, his wife, both
residing at 840 Central Drive, Mattituck, N.Y.
party of the second part,
WITNESSETH, that the party of the first part, in consideration of Ten Dollars and other valuable con-
sideration paid by the party of the second part, does hereby grant and release unto the party of the
second part, the heirs or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings a d impr gems is tllereon ere d,
situate, lying and being ; Mac at Laurel , in the Town o Sout�to, . County o�
Suffolk and State of New York, bounded and described as follows:
BEGINNING at a point on the easterly side of Wendy Drive, where the
same is intersected by the Northerly end of a curve having a radius
of 17.93 feet and a length of 34.02 feet , said curve connects the Easterl
side of Wendy Drive with the Northerly side of Peconic Bay Boulevard;
running thence from said point or place of beginning along the easterly
side of Wendy Drive North 20 degrees 19 minutes 00 seconds West 114.60
feet to land now or formetly of B. Wasson;
thence along said land North 69 degrees 41 minutes 00 seconds East
100.55 feet to land now or formerly of Karl Vaupel;
M thence along said land South 39 degrees 01 minutes 00 seconds East

100 feet to the Northerly side of Peconic Bay Boulevard;
tJ^ thence along same South 50 degrees 59 minutes 00 seconds West 115.00
feet to the Easterly end of the curve having a radius of 17.93 feet

\:I thence in a Northwesterly direction along the arc of said curve bearing
to the right a distance of 34.02 feet to the easterly side of Wendy
Drive the point or place of BEGINNING.
Theraptors herein are the same persons as the grantees in deed
°m dated 4/2162, recorded 5/7/62 in Liber 5161, cp 597.
SUBJECT AND TOGETHER WITH covenants, restrictions and easements,
if any, now of record.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets
and roads abutting the above described premises to the center lines thereof; TOGETHER with the
appurtenances and all the estate and rights of the party of the first part in and to said premises;
TO HAVE AND TO HOLD the premises herein granted unto the party of the second part, the heirs
or successors and assigns of the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered any-
thing whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party
of the first part will receive the consideration for this conveyance and will hold the right to receive such
consideration as a trust fund to he applied first for the purpose of paying the cost of the improvement
and will apply the same first to the payment of the cost of the improvement before using any part of
the total of the same for any other purpose.
The word "party" sliall be construed as if it read "parties" wjtenever the sense of this indenture so
requires.
IN WITNESS WHEREOF, the party of the first part has duly executed this deed the day and year first
