easterly line of land now or formerly of Eric and Maryann Alexander.,
said point of beginning being more particularly described as
situate at a point which bears N. 330 43' 55" E. a distance of
784.95 feet from the intersection of the northerly line of Peconic
Bay Boulevard and the easterly line of Delmar Drive, and running
thence from said point of beginning the following two courses and
distances along the southeasterly line of Peconic Bay Boulevard:
( 1) N. 300 07 ' 00" E. 28.62 feet to a monument;
(2) N. 40° 59 ' 20" E. 88.93 feet to a monument
and land now or formerly of Joseph M. and Lauretta A. Connelly;
running thence S. 420 19 ' 50" E. along land now or formerly of
Joseph M. and Lauretta A. Connelly 67.40 feet to a monument
and land now or formerly of McGowan; running thence S. 390 45 '
10" W. along the land now or formerly of McGowan 148.95 feet

line of Peconic Bay Boulevard and the point or place of beginning.
SUBJECT to a 15 foot right of way over the westerly 15 feet
of the above described parcel of land for ingress and egress from
Peconic Bay Boulevard to other lands of W. Harry Lister, his heirs
Ior assigns, and for ingress and egress to and from Peconic Bay
Boulevard to Great Peconic Bay.
TOGETHER with a right of way for ingress and egress from and
to Peconic Bay Boulevard to Great Peconic Bay 15 feet in width,
to the southerly line of land conveyed on July 11, 1952, to
Henrietta Mormile and Marion Mormile, and 10 feet in width
from such point to Great Peconic Bay, along the westerly line
of land now or formerly of W. Harry Lister described in a certain
deed from Emily H. Terrell Talmage to W. Harry Lister, dated
November 292 1951, and recorded in the Suffolk County Clerk 's
Office in Liber 3298 of Deeds, page 65, on December 7, 1951, to
be used in common by the parties of the second part and W. Harry
Lister, his legal representatives, heirs and assigns .
TOGETHER with the right to use such portion of said 10 foot
right of way as lies south of the existing bank and the northerly
average high water line of Great Peconic Bay for bathing and
beach purposes and for embarking and disembarking from small
boats, provided, however, that the party of the first part shall
be under no obligation or duty to maintain or repair said right-of-
way.
