WITNESSETH,that the party of the first part, to whom letters
testamentary were issued by the Surrogate's Court, Nassau County, New York
on April 99 1976 and by virtue of the power and authority given in and by said last will
and testament,and/or by Article 11 of the Estates, Powers and Trusts Law, and in consideration of

release unto the party of the second part, the distributees or successors and assigns of the party of the second
part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,
Ilying and being ilibe at or near Laurel , Suffolk_ County, New York, as shown on
map entitled "Map of Edgemere Park" at Laurel, L.I. , N.Y. , D.R. Young
Surveyor, Riverhead, N.Y. , dated March 1831, and filed in the Offiee *f
the Clerk of the County of Suffolk on July 2nd, 1931, under map file
No. 742, and which said lots are more articularly designated as and by
the lot Number Eifht (8) and the easterly one-half of lot Number Nine

SU'BJEC'T' to the following covenants and restrictions :
GENERAL:
That only one house may be erected on the plot hereby conveyed
lexcept as hereinafter provided .
No part of any plot and no building erected on any plot shall be
( used for trade, business or manufacturing purposes whatsoever, and
nothing which shall be a nuisance, unwholesome or offensive to the
neighborhood shall bre permitted on any plot.
No outside toilets shall be. erected or used on said premises.
-That the rights to the use of the basin and dock are for the plot .
lowners only, and such rights shall not be given, transferred or, assignea
to any other parties , except in the case of transfer, conveyance or
assignment of any plot on said map.
That the purchaser agrees not to obstruct the channel leading is
the basin or to unnecessarily obstruct other plot owners at the dock.
PLOTS NOS . 1 to 7 INCLUSIVE:
No portion of any house erected or to be erected shall be nearer
than twenty feet from the boundary line of Edgemere Avenue nearest to
said plot's
PLOTS NOS. 8 to 14 INCLUSIVE:
" No portion of any house erected or to be erected shall be farther
than 128 feet from the southerly boundary line of Young' s Drive.
PLOTS 7 to 18 INCLUSIVE:
No portion of any garage erected or to be erected shall,be noarer :
